Achosa Home Warranty Product Offering

Achosa Home Warranty is a home warranty policy provider operating in 21 states. Achosa’s plans are available for both real estate professionals and individual homeowners. Specialized policies are also offered for duplexes and other types of multifamily properties that are not entirely occupied by the owner of the home.

Before discussing what is and isn’t covered under Achosa’s home warranty policies, it’s important to understand what’s normal in the home warranty industry and how these policies function. A home warranty policy is a type of home coverage that helps you get a more affordable repair or replacement when a system or appliance breaks down in your home.

Home warranties are different from homeowner’s insurance policies because they provide you with repairs and replacements when your home’s systems and appliances break because of normal wear and tear. This fills in the gaps in a homeowner’s insurance policy, which covers you under specific perils like a fire or electrical storm. In exchange for your coverage, you’ll pay a monthly premium to your home warranty provider and a service fee each time you use your coverage.

Most home warranty policies offer separate appliance warranty and system warranty options. Achosa Home Warranty offers only two plan options: Homeowner’s Advantage and Homeowner’s Advantage Plus. Both plans provide coverage for the following home components.

  • Attic and exhaust fans
  • Central air conditioning system
  • Central heating system
  • Code violations
  • Dishwasher
  • Electrical system
  • Garage door opener
  • Garbage disposal
  • Kitchen refrigerator
  • Microwave
  • Oven, range and cooktop
  • Plumbing and drainage system
  • Roof leaks
  • Sump pump (ground water only)
  • Washing machine and dryer combo
  • Water heater

The difference between the Homeowner’s Advantage and Homeowner’s Advantage Plus plans come in each plan’s coverage limits. Coverage limitations on individual appliances and systems may vary between policies, with the Homeowner’s Advantage Plus plan coming with higher limitations.

Achosa Home Warranty also allows customers to add additional coverage for the following home components onto any plan.

  • Pool and spa (saltwater and freshwater coverage available)
  • Extra refrigerator
  • Supplement that allows you to upgrade to a more energy-efficient model in the event that one of your home’s major appliances breaks down and cannot be repaired
  • Ductless mini-split system
  • Jetted bathtub
  • Septic system
  • Standalone freezer
  • Standalone ice maker
  • Water softener
  • Well water pump

Unlike most home warranty companies, Achosa Home Warranty allows you to choose your own service technician. This can be a major benefit for any homeowner who already has a contractor or local company they know does great work and that they would like to continue working with.

As mentioned previously, Achosa Home Warranty operates in about half of the country. You can purchase a residential or real estate professional’s plan in the following states:

  • Alabama
  • Georgia
  • Idaho
  • Illinois
  • Indiana
  • Iowa
  • Kansas
  • Kentucky
  • Maryland
  • Michigan
  • Mississippi
  • Missouri
  • North Carolina
  • Ohio
  • Oklahoma
  • Pennsylvania
  • South Carolina
  • Tennessee
  • Texas
  • Virginia
  • West Virginia

You can purchase a plan online at Achosa’s website or by speaking with a customer service representative at 888-509-2916. When compared to other home warranty companies, Achosa’s plans include most of the same coverages found with competitors. While overall coverage limits on both plans are high, individual coverage limits can be as low as $500, which limits the usefulness of the policy.

Customer Service

Achosa Home Warranty offers two methods you can use to reach customer service.

  • Via phone: To speak with an Achosa representative by phone, call 888-509-2916.
  • Through messaging: If you’d like to send Achosa a message, you can do so using the company’s contact request form here. You can also get in touch by email when you send a message to info@achosahw.com. If you already have a home warranty policy from Achosa, the company recommends messaging it using the email associated with your policy to ensure a timely response.

You can file a claim with Achosa over the phone or online through your customer portal.

Customer Pricing

Like most home warranty policies, homeowners who maintain a policy through Achosa Home Warranty pay both a monthly premium and an individual service fee each time they use their plan’s benefits. Achosa’s Homeowner’s Advantage plan costs $57.99 per month in most states, while the Homeowner’s Advantage Plus plan is $67.99. These figures reflect data for owner-occupied single-family homes — policies for multifamily units and investment properties come at a higher cost.

The standard service fee on Achosa’s policies is $100 per incident. This is higher than many other home warranty companies, which charge around $75 per appointment.

While Achosa Home Warranty’s overall coverage limit is $25,000, most systems and appliances included on both plans include lower coverage limits. For example, though the overall upper annual limit on the Homeowner’s Advantage plan is $25,000, you can only use up to $1,000 of this limit toward your dishwasher. This means that if your dishwasher breaks down and the necessary repair or replacement costs more than $1,000, you’ll be responsible for any costs above this limit.

Make careful note of the upper limits on appliances and systems before you purchase your policy, as individual item coverage limits make your home warranty less valuable. The following are a few examples of coverage limits you’ll find on both of Achosa’s policies.

System or applianceHomeowner’s Advantage plan limitHomeowner’s Advantage Plus plan limit
Central air conditioning systems$2,000$2,400
Central heating system$2,000$2,400
Code violations$250$250
Electrical system$1,000$1,000
Dishwasher$1,000$1,000
Plumbing and drains$1,500 ($500 maximum limit for accessing concealed plumbing)$1,500 ($500 maximum limit for accessing concealed plumbing)
Roof leaks$500$500

Of the 16 items included under the Homeowner’s Advantage plan, 13 include individual item coverage limitations that reduce the effectiveness of your policy. When you add up the coverage limit on these items, the total effective coverage is about $14,000. This leaves an approximate remaining $11,000 worth of protection for your attic fan, sump pump and garage door opener.

Single item limits greatly reduce the usefulness of your plan, so be sure to read the fine print before you sign. Otherwise, you might be in for a nasty surprise if you assume that because you have an upper limit of $25,000, you can cover a $17,000 air conditioning system replacement.

User Benefits

Achosa Home Warranty customers enjoy the following benefits with their policies.

  • Choose your own technician: Unlike most home warranty companies, Achosa Home Warranty allows you to choose your own technician. This can be beneficial if you have a service company you trust.
  • Specialized policies for real estate professionals: Achosa offers policies for duplexes, multiunit properties and investment properties. No matter if you’re a landlord or a real estate agent, chances are that Achosa has a policy that fits your unique needs.
  • Online portal access: Achosa customers have access to an online portal they can use to manage their accounts, track claims and make payments. Homeowners on the go will appreciate how easy it is to file and manage claims online.

User Experience

Using Achosa’s policy benefits is exceptionally easy — even when you get to choose your own contractor. Here’s the process you’ll go through when you need to file a claim.

  • Call Achosa: If you’re new to Achosa or you don’t have a contractor you trust, filing a claim starts with a call to the company. A representative will confirm whether the appliance or system is included in your policy or can recommend service professionals in your area. If you’re familiar with the repair process, skip to the next step.
  • Schedule your repair: Schedule your repair with your contract professional of choice to diagnose the problem with your appliance or system.
  • Call Achosa back to confirm the repair: After the repair professional has diagnosed the problem, call Achosa before they begin the repair. A representative will consult with the professional and negotiate a rate that’s acceptable to both parties.
  • Authorize the contractor to perform your repair: Allow the contractor to perform the repair or replacement you need. When it is completed to your satisfaction, Achosa will pay its approved portion of the repairs. Note that if the contractor performs additional work not approved by Achosa, you may incur an additional charge.

This system is relatively straightforward and provides a fair method that enables you to choose your own contractor while ensuring there won’t be an unpleasant surprise when the bill arrives.

Achosa Home Warranty Versus Competitors

While Achosa can be an appealing choice if you’re looking for a home warranty company that allows you to choose your own technician, the company doesn’t operate in some parts of the country. If you live outside of Achosa’s service area, don’t worry — there are dozens of home warranty companies offering protections to supplement your homeowner’s insurance. Popular options include Choice Home Warranty, American Home Shield and Sears Home Warranty.

Overall

Overall, Achosa Home Warranty can be a solid choice for homeowners and real estate professionals alike. The company offers a range of policy options for duplexes and other multifamily units that can be useful for those who own investment properties. Though Achosa’s plans include up to $25,000 worth of coverage, limitations on individual items reduce the usefulness of your policy. Achosa also offers a range of add-on options that allow you to fully customize your policy.

Frequently Asked Questions

Q

Are home warranties worth it?

A

A home warranty can be worth it if you live in an older property or if you have appliances and systems that need to be repaired regularly. Just be sure that the home warranty policy you choose includes coverage for all of the appliances and systems you want coverage for and that coverage limits are high enough to justify the price of the policy itself.

Q

Do home warranties cover things already broken?

A

No home warranty policy on the market will provide you with coverage for an appliance or system that is already broken when you sign onto your policy. Home warranty contracts come with a 30-day waiting period before you can use your benefits to prevent you from waiting until something in your home is broken to start paying for coverage.
