(NYSE:<a class="ticker" href="https://www.benzinga.com/stock/MPW#NYSE">MPW</a>) is a Birmingham, Alabama-based healthcare REIT that owns and operates 439 general acute care and other properties across the U.S. and nine other countries, with locations in Europe and Australia. Its total portfolio before the sale was $18.3 billion, with about two-thirds of those general acute care hospitals in the U.S.
Two positive events over the past week have boosted Medical Properties Trust. On April 12, Medical Properties Trust announced it would pay a quarterly cash dividend of $0.15 per share on May 1 to shareholders of record on April 22. This will be the second dividend paid since the dividend was cut last September from $0.29 to $0.15 per share.
After the closing bell on April 12, Medical Properties Trust announced that it sold its majority interest in five Utah hospitals to an unnamed investment fund.
The sale was to a new joint venture, with the investment fund buying 75% of the portfolio for $886 million and MPW retaining a 25% interest. Simultaneous with the closing, the venture placed new non-recourse secured financing, providing $190 million of additional cash to MPW. The two transactions combined will provide MPW with approximately $1.1 billion in cash for reducing outstanding debt, including a $300 million Australian term loan that matures this year.
On April 15, the first trading day following the announcement, Medical Properties jumped 18.80%. Over the last five trading days, Medical Properties Trust has gained 15.89%.

NewLake Capital Partners Inc. On March 11, NewLake announced its Q4 operating results. Funds from operation (FFO) of $0.51 beat the estimate of $0.45 and its FFO of $0.48 in Q4 2022. Revenue of $13.02 million beat the estimate of $11.41 million and topped Q4 2022 revenue of $12.18 million.
On March 11, Newlake Capital Partners raised its quarterly dividend from $0.40 per share to $0.41 per share. The $1.64 annualized dividend yields 8.93%.
On April 2, the Florida Supreme Court approved an initiative to legalize recreational marijuana in Florida through a referendum on the November ballot. This move could benefit NewLake, as it has one Florida property leased to Curaleaf Holdings and has several other tenants with Florida locations.&nbsp;&nbsp;&nbsp;
Over the past five trading days, NewLake Capital Partners has gained 4.46%. Investors should remember that an OTC stock with a market cap of only $388.79 million and an average daily volume of about 49,000 shares can be volatile.
Centerspace — INVESTORS REAL ESTATE TRUST REIT (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/CSR#NYSE">CSR</a>) — is a Minot, North Dakota-based residential REIT focused on the ownership, management, acquisition and redevelopment of apartment buildings. Its portfolio covers 70 apartment complexes with 12,883 apartments across the Midwestern and Mountain states of Colorado, Minnesota, Montana, Nebraska, North Dakota and South Dakota. As of February 2024, Centerspace had an occupancy rate of 94.3%. 
On February 20, Centerspace announced its Q4 operating results. FFO of $1.22 beat the consensus estimate of $1.11, and revenue of $64.07 million also beat the consensus estimate of $63.99 million.
Centerspace announced its Board of Trustees approved a quarterly dividend of $0.75 per share, payable on April 8 to common shareholders at the close of business on March 28. The dividend is an increase from $0.73 per share. The annualized dividend of $3 presently yields 5.25%.&nbsp;
On April 8, Centerspace announced it would release its first quarter operating results on April 29. Centerspace has gained 4.06% over the past five trading days as of April 16, 2024.
Acadia Realty Trust (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/AKR#NYSE">AKR</a>) is a Rye, New York-based retail REIT with 190 properties across centralized urban areas in 22 states and Washington, D.C.&nbsp;
On April 5, BOA Securities analyst Craig Schmidt upgraded Acadia Realty Trust from Neutral to Buy and raised the price target by 11.1% from $18 to $20.
On April 15, Acadia announced it closed on an expansion of its $750 million senior unsecured revolving credit and term loan facility. The credit facility now matures on April 15, 2028, but has two six-month extension options.&nbsp;

Real estate stocks slid at Wednesday&#8217;s market open, weighed down by the latest disappointing data on housing starts and a spike in mortgage rates, darkening the <a href="https://www.benzinga.com/real-estate">outlook for the sector.</a>
By 9:00 a.m. EST, the Real Estate Select Sector SPDR Fund (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/XLRE#NYSE">XLRE</a>) had dropped by 0.3%. This marked its fourth consecutive day of losses and set a course for its lowest close since the end of November 2023. 
The fund has also slipped below its 200-day moving average, a critical long-term benchmark, signaling that investor sentiment has turned negative.
The average interest rate for 30-year fixed-rate mortgages with loan balances up to $766,550 climbed by 12 basis points to 7.13% for the week ending Apr. 12, 2024, according to the latest figures from the Mortgage Bankers Association. This rate is the highest recorded since early December.
On Wednesday, the yield on a 30-year Treasury bond, a key benchmark for long-term mortgage rates, traded at 4.75%, at the highest since mid-November 2023, as Fed Chair Powell admitted that there has been a lack of progress in the disinflation trend.

<h3 class="wp-block-heading">Weaknesses In Multifamily Segment Continue</h3>
Joel Kan, MBA's Vice President and Deputy Chief Economist, explained the rise in rates, stating, &#8220;Rates increased for the second consecutive week, driven by incoming data indicating that the economy remains strong and inflation is proving tougher to bring down.&#8221;
Despite the uptick in mortgage rates, there was a 3.3% week-over-week increase in the Market Composite Index, which measures mortgage loan application volume.
Kan further noted, &#8220;Application activity picked up, possibly as some borrowers decided to act in case rates continue to rise. Purchase applications were the primary driver of this increase, although they are still about 10% lower than last year's levels. There was a slight uptick in refinance applications, mainly due to a 3% rise in conventional applications.&#8221;

The real estate market&#8217;s challenges are linked to affordability and a shrinking availability as the supply of new homes falls. 
Andrew Foran, an economist at Toronto Dominion Securities, commented on the trend in home building, &#8220;Homebuilding activity moderated in March as weakness in the multifamily segment persisted and the single-family segment gave back most of its considerable gain from the prior month.&#8221;
Data revealed a 14.7% month-over-month decline in housing starts in March, with the figures dropping to 1.32 million annualized units, significantly below the anticipated 1.49 million.
Both the single-family and multifamily sectors experienced declines, with single-family starts down by 12.4% (or 145,000 units) and multifamily starts plummeting by 21.7% (or 83,000 units). This retreat in multifamily starts marked the lowest level since April 2020.
Additionally, residential permits decreased more than expected in March, falling by 4.3% month-over-month to 1.46 million annualized units. This included a 5.7% drop in single-family permits—the first decline in fifteen months—and a 1.2% reduction in multifamily permits.

The Details:
Medical Properties Trust (MPT) <a href="https://www.benzinga.com/pressreleases/24/04/b38227635/medical-properties-trust-sells-majority-interest-in-utah-hospitals">announced</a> on Friday that it has sold its interests in five Utah hospitals to a newly formed joint venture while MPT retained an approximate 25% interest in the new venture. The venture also placed new non-recourse secured financing, providing $190 million of additional cash to MPT based on its share of the proceeds.&nbsp;
The two transactions delivered approximately $1.1 billion of immediate cash proceeds to MPT, which are expected to be used to reduce outstanding debt. MPT said it will pay in full the approximate $300 million Australian term loan due 2024 and other borrowings under its revolving credit facility.&nbsp;
&#8220;MPT&#8217;s approach to underwriting hospital real estate has once again been validated by highly sophisticated third-party participants in a broadening private market for real hospital assets. Our primary focus remains on accelerating our capital allocation strategy, and we are now confident that we will exceed our initial target of $2.0 billion in liquidity transactions in 2024 based on the valuations achieved on recent transactions and the terms we are actively negotiating for additional transactions," said Edward K. Aldag, Jr., CEO of MPT.&nbsp;
The company also<a href="https://www.benzinga.com/pressreleases/24/04/b38228172/medical-properties-trust-declares-regular-quarterly-dividend"> announced </a>that its board of directors declared a regular quarterly cash dividend of 15 cents per share of common stock to be paid on May 1, to stockholders of record on April 22.&nbsp;

Medical Properties Trust, Inc. (the "Company" or "MPT") (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/MPW#NYSE">MPW</a>) today announced that it has sold its interests in five Utah hospitals to a newly formed joint venture (the "Venture") with an investment fund (the "Fund") affiliated with a leading multi-strategy, multi-billion dollar institutional asset manager with a proven track record in real estate investments. MPT has retained an approximate 25% interest in the Venture and the Fund purchased an approximate 75% interest for $886 million, fully validating MPT's underwritten lease base of approximately $1.2 billion. Simultaneous with the closing of this sale transaction, the Venture placed new non-recourse secured financing, providing $190 million of additional cash to MPT based on its share of the proceeds and further confirming underwritten asset values.
Together, the two transactions delivered approximately $1.1 billion of immediate cash proceeds to MPT, before costs and reserves. The proceeds are expected to be used to reduce outstanding debt – including payment in full of the approximate $300 million Australian term loan due 2024 and repayment of borrowings under its revolving credit facility – and for general corporate purposes.

As previously reported, the Utah lessee (an affiliate of CommonSpirit Health) may acquire the leased real estate at a price equal to the greater of fair market value and the approximate $1.2 billion lease base at the fifth or tenth anniversary of the 2023 master lease commencement. MPT granted certain limited and conditional preferences to the Fund based on the possible exercise price of the lessee's purchase option.
Eastdil Secured, L.L.C. acted as exclusive financial adviser, and Goodwin Procter LLP and Baker Donelson PC acted as legal advisers for MPT.
