For investors seeking a steady stream of monthly income, real estate investment trusts (REITs) that pay dividends on a monthly basis emerge as a compelling financial strategy. In this article, we unravel three REITs that pay monthly dividends and have yields up to 5.7%.
Realty Income
Realty Income O owns and operates a portfolio of more than 13,250 commercial properties, making it the 7th largest global REIT. It boasts a world-class tenant base, including BJ's Wholesale Club BJ Dollar General DG, Dollar Tree DLTR, Walgreens WBA, Walmart WMT, and Wynn Resorts WYNN.
Realty Income currently pays a monthly dividend and track record of growth. It currently pays a monthly dividend of $0.2565, which equates to an annualized dividend of about $3.08 per share and gives it a yield of about 5.7% at the time of this writing. The company has also raised its annual dividend every year since 1994 and is on pace for 2024 to mark the 30th consecutive year in which it has done so – this makes it qualify as a dividend aristocrat.
Investors should consider Realty Income one of the best income opportunities in all of real estate.

- Investing in real estate just got a whole lot simpler. This Dara Khosrowshahi-backed startup will allow you to become a landlord in just 10 minutes, and you only need $100.
- Commercial real estate has historically outperformed the stock market, but few investors have the capital or resources needed to invest in this asset class. A platform backed by industry giant Marcus & Millichap is changing that, allowing individuals to invest in commercial real estate with as little as $5,000.
Stag Industrial, Inc.
Stag Industrial STAG owns and operates a portfolio of 568 industrial properties in 41 states consisting of approximately 112 million square feet as of September 30, 2023. Its largest clients include industry giants like Amazon AMZN and FedEx FDX.
Stag currently pays a monthly dividend of $0.123333 per share, which equates to an annualized dividend of $1.48 per share and gives it a yield of about 4% at the time of this writing. The company has also raised its annual dividend every year since its initial public offering in 2011, putting its streak at a very impressive 12 years, and its hike earlier this month puts it on pace for 2024 to mark the 13th consecutive year with an increase.
Arrived Homes
Beginning next month, you can also earn monthly dividends and gain exposure to the benefits of homeownership through Arrived Homes.
Arrived is an alternative investment platform, backed by Jeff Bezos and Dara Khosrowshahi, that allows individuals to easily invest in real estate by purchasing shares of rental properties.
