Thousands of New Yorkers are applying for New York City's affordable housing lottery that can help them spend the rest of their lives in luxurious apartments in some of the city’s best neighborhoods for pennies on the dollar.

As we recently wrote, this is akin to winning a lottery because the rent savings are incredible. For instance, one housing lottery winner is paying less than $1,000 a month for a luxury apartment, whereas they would ordinarily have to pay between $5,500 and $8,100 a month. That means they’re saving upward of $50,000 per year in rent in one of the most expensive cities in the world, where even tech workers making $135,000/year can’t afford them.

This 12-story luxury residential building in Mott Haven offers pleasant New York living at an affordable price. Residents will enjoy various amenities, although parking and bike storage come with additional fees. Pets are not allowed, except for service pets, which are permitted as an exception.

The apartments feature high-end countertops and finishes, security cameras, elevators, and a smoke-free environment. Assigned parking spaces and bike storage lockers are available for an additional fee.

Available units range from studios to two-bedroom apartments. Eight studio apartments are available for $3,088 per month, suitable for 1-2 people with an annual household income ranging from $105,875 to $161,590. Ninety-three single-bedroom units are priced at $3,298 per month, accommodating 1-3 people with an income range of $113,075 to $181,740. Lastly, 34 two-bedroom units are available for $3,939 per month for households of 2-5 people, with an income range of $135,052 to $218,010.

Located at the intersection of 255 Lorimer and 28 Boerum in Williamsburg, the Williamsburg Apex offers modern city living. The residences feature expansive floor plans with ample natural light. Each unit provides views of the city skyline and comes with high-end finishes.

The Williamsburg Apex offers a range of amenities designed to meet residents’ needs. These include a dog washing station, in-unit washers and dryers, and dishwashers. The apartments come with high-end kitchen appliances, energy-efficient appliances, and smart controls for heating and cooling. 

Studio apartments are available for $3,105 per month, with 31 units available, suitable for households of 1-2 people and an annual income range of $106,458 to $161,590.

Starhill Phase One is a new residential building located at 1600 Grand Avenue in Morris Heights, the Bronx and is surrounded by restaurants, shopping, and parks. This 326-unit building is within Community Board #5 and easily accessible by public transportation. 

Sixty-two percent of the units are designated for low-income or formerly homeless individuals and families with special needs referred by city agencies, while the remaining thirty-eight percent are available to the public through a lottery.

The building offers various amenities, including an on-site superintendent, a community room, a computer room, a fitness room, a landscaped terrace, and on-site laundry facilities (additional fees apply). The building is smoke-free and offers covered parking, assigned parking spaces, and bike storage lockers.

The available units range from one-bedroom to two-bedroom apartments, with rental prices and income requirements varying based on the Area Median Income (AMI). For instance, one-bedroom units for households earning 30% AMI are available for $616 per month, while two-bedroom units for households earning 80% AMI are available for $2,066 per month. Each unit has specific income requirements depending on the household size.
