The study, which surveyed 1,007 U.S. high-net-worth individuals with at least $3 million in investable assets, found that 72% of investors aged 21-43 believe it&#8217;s no longer feasible to achieve above-average returns solely through traditional equities and bonds, according to <a href="https://www.planadviser.com/younger-high-net-worth-investors-seek-alternative-investments/">planadviser</a>. This contrasts sharply with only 28% of investors over 44 who share this view.
Younger investors have significantly lower exposure to stocks and bonds (47%) compared to their older counterparts (74%). Instead, they allocate 17% of their portfolios to alternatives, versus just 5% for older investors. An overwhelming 93% of younger investors plan to increase their alternative investments in the coming years.

The CAIA&#8217;s report, &#8220;Crossing the Threshold,&#8221; suggests a &#8220;second phase of democratization&#8221; in alternative investments, with improved technology and access points enabling a wider range of investors to participate in private market products.
However, Filbeck cautions plan sponsors and advisers to carefully consider the implementation of alternatives, especially in 401(k) plans, due to liquidity, fee, and complexity issues. He encourages an open-minded approach, particularly for younger investors far from retirement, while emphasizing the importance of risk management and due diligence.
The growing interest in alternatives among younger high-net-worth investors signals a potential shift in long-term investment strategies and portfolio construction, something advisors should pay close attention to.

&#8220;So to now talk about another record and another deep retrace occurring only a month-and-a-half later, I think that's a little bit too farfetched. I don't think we're going to eclipse that retrace depth for the deepest retrace in this cycle. I think it would be either this being the bottom already or a slight additional pullback,&#8221; he added.
At the time of writing, Bitcoin was trading for $61,376.35, down by almost 5% in the last seven days. .

Specifically, DigitalBridge is a real estate investment trust (<a href="https://investorplace.com/stock-quotes/reit-stock-quote/">REIT</a>) that invests heavily in data centers. The company manages $75 billion in digital infrastructure assets.



The bullish case for DigitalBridge will depend on profitability. That will likely come in time as the company (i.e., the asset manager) earns a fee on every dollar of equity it manages.



That said, the company is already posting revenue and earnings growing year-over-year. That adds credibility to the analysts&rsquo; <a href="https://www.tipranks.com/stocks/dbrg/forecast">projections</a> for 38% earnings growth in the next 12 months. If that&rsquo;s the case, DBRG stock may shoot past its 52-week high as the analysts suggest it will.



<h2>AT&amp;T (T)</h2>

But few people would imagine that T stock is closer to your grandfather&rsquo;s AT&amp;T. But that&rsquo;s the case, as the company has simplified its business model. It went far afield from its core phone business. And as the world went digital, AT&amp;T got leapfrogged.&nbsp;



The final indignity for shareholders was when the company halved its dividend after spinning off its TimeWarner business. But with T stock down about 35% in the last 10 years, it may be time to give the company a closer look.&nbsp;



Streamlining the business has allowed the company to slowly but surely lower its debt. In fact, in the company&rsquo;s first quarter 2024 earnings report, AT&amp;T had the lowest amount of debt on its balance sheet while increasing its <a href="https://about.att.com/story/2024/q1-earnings.html" target="_blank">free cash flow to $3.1 billion,</a> $2.1 billion more than in Q1 2023.



That brings us back to the dividend, which still carries a yield of 6.42%. The company hasn&rsquo;t raised it in over a year, but it&rsquo;s one way the company could reward shareholders.



<h2>Nintendo (NTDOY)</h2>

Its P/E ratio of 20.4x is in line with the broader market average.



However, what sets the company up as one of the undervalued cheap stocks comes down to a company that knows what it does well. In this case, Nintendo <a href="https://investorplace.com/2024/05/gamers-gold-3-stocks-to-power-up-your-portfolios-high-score/" target="_blank">generates 90% of its revenue</a> via its popular Nintendo Switch device.



The company is preparing to launch the next generation of the Nintendo Switch before March 2025. It&rsquo;s been nine years since the Switch has had a refresh. That should create strong pent-up demand for the device for its loyal customer base.&nbsp;



That <a href="https://www.wsj.com/market-data/quotes/NTDOY/research-ratings">expectation</a> is likely a key reason why the consensus price target of 25 analysts is $57.45. That&rsquo;s a whopping 319.9% gain from the NTDOY stock price on May 16, 2024.



<h2>Barrick Gold (GOLD)</h2>

Investing in mining stocks tied to the underlying commodities is even more difficult. That&rsquo;s been the case with Barrick Gold (NYSE:<a href="https://investorplace.com/stock-quotes/gold-stock-quote/">GOLD</a>), one of the world&rsquo;s leading gold mining companies.



The company has one of the largest portfolios of Tier One gold and copper assets in the mining industry. In its Q1 2024 earnings report, Barrick reported gold production of 940 thousand ounces. That was lighter than the prior quarter due to what the company termed &ldquo;planned maintenance.&rdquo;



If you look at the <a href="https://www.kitco.com/charts/gold" target="_blank">spot chart of gold</a> and the GOLD stock chart, you&rsquo;ll notice both were trading in a range over the last two years. Gold appears to be breaking out of that range and is soaring to what some experts believe will be <a href="https://investorplace.com/2024/05/7-blue-chip-stocks-that-can-triple-in-the-next-24-months/" target="_blank">$2,600 an ounce.</a> But mining stocks are only beginning to move higher.



The latest readings on inflation don&rsquo;t change the long-term narrative for owning gold or gold stocks. Many investors can see the U.S. dollar continues to drop in value. That&rsquo;s where gold shines. It&rsquo;s also why investment banks can&rsquo;t buy enough of it right now.



<h2>Prosus (PROSY)</h2>

The company operates internet platforms in food delivery, classifieds, payments &amp; fintech, EdTech and retail businesses.



As was the case in 2023, Tencent Holdings (OTCMKTS:<a href="https://investorplace.com/stock-quotes/tcehy-stock-quote/">TCEHY</a>) is the largest holding of Prosus, which owns 25% of the Chinese company. As Will Ashworth wrote in 2023, Prosus has a lot of moving parts that <a href="https://investorplace.com/2023/07/3-financial-stocks-to-buy-now-that-arent-banks/" target="_blank">make it difficult to evaluate.</a>



Nevertheless, the argument for PROSY stock to be included as one of the undervalued cheap stocks comes from the company&rsquo;s latest investor presentation in which Prosus shows strong growth through each of its businesses. And the company is now <a href="https://www.prosus.com/~/media/Files/P/Prosus-CORP/latest-financial-results/HY2024/H1%20FY24%20Results%20Call%20Presentation.pdf" target="_blank">accelerating its forecast for profitability</a> into the second half of this calendar year.



If that happens, the consensus price target of $9.04, a 13.8% gain, will likely move higher.

Investors can start a significant position, in terms of shares owned, for a small investment. But as every investor knows, price and value aren&rsquo;t the same thing.



When many investors think about undervalued stocks, they look for specific metrics. Some investors may examine technical signals, for example, like a stock trading near its 52-week low. Others may search for a favorable price-to-earnings (P/E) ratio. However, there are times when stocks that appear to be overvalued may actually be undervalued. &nbsp;



This article looks at seven undervalued stocks under $50 that are undervalued either by conventional metrics or simply because they still have significant upside potential. &nbsp;



<h2>DigitalBridge Group (DBRG)&nbsp;</h2>

The global alternative asset manager focuses on <a href="https://investorplace.com/2024/05/the-7-most-undervalued-stocks-under-20-to-buy-in-may-2024/" target="_blank">investing in digital infrastructure</a>. In 2024, that includes data centers which will house the artificial intelligence (AI) applications that will lead this next technology revolution. &nbsp;



In fact, DigitalBridge Group has the third largest independent global data center footprint. And, that footprint is about to get significantly larger. The company plans to build five times the number of data centers than its&rsquo;s built in the last 30 years to keep up with demand. &nbsp;



But is the stock undervalued at 53x forward earnings? It may be. And that&rsquo;s based on the company&rsquo;s business model that focuses on fee related earnings. These contracted revenue streams provide the company predictable, growing revenue. &nbsp;



In the company&rsquo;s <a href="https://ir.digitalbridge.com/static-files/1a02d414-f9cf-44a3-b5e2-061c7f9a62e7" target="_blank">Investor Day presentation</a> in March, the company noted that its fee related earnings jumped 141% year-over-year (YOY). Plus, the company reported a 36% YOY compound annual growth rate (CAGR) in its fee earning equity under management (FEEUM).&nbsp;



<h2>Central Garden &amp; Pet (CENT)&nbsp;</h2>

CENT stock is up 76% in the last 12 months and <a href="https://investorplace.com/2024/03/the-three-most-undervalued-pet-stocks-to-buy-in-march-2024/" target="_blank">31% through the first five months of 2024</a>. &nbsp;



As its name says, the company focuses on two key segments &ndash; Pets and Lawn &amp; Garden. Despite challenges in both sectors, both are evergreen categories that contribute to the company&rsquo;s revenue. &nbsp;



However, the story at the moment has less to do with revenue, which was down slightly YOY in its March earnings report. Yet, the company showed strength in every other key segment related to profitability and is <a href="https://d1io3yog0oux5.cloudfront.net/_9a5be0382dabacd8bdaf6878e8db38d9/central/db/1110/10570/earnings_presentation/Q2+2024+Earnings+Presentation+05082024+FINAL2.pdf" target="_blank">taking steps to streamline the business</a>, which should add to the bottom line in coming years. Also, it reaffirmed its guidance for the full year. Plus, the stock trades at about 18x forward earnings, which is a slight discount in the consumer discretionary sector. &nbsp;



<h2>Clean Energy Fuels (CLNE)&nbsp;</h2>

Clean Energy Fuels (NASDAQ:<a href="https://investorplace.com/stock-quotes/clne-stock-quote/">CLNE</a>) is one of the world&rsquo;s leading suppliers of renewable natural gas (RNG). The company has tremendous relevance as businesses strive to meet the federal government&rsquo;s carbon emission goals.&nbsp;



Specifically, Clean Energy Fuels supplies RNG as well as liquified natural gas (LNG) and compressed natural gas (CNG) for medium and heavy-duty vehicles. Its customer base includes names such as Amazon (NASDAQ:<a href="https://investorplace.com/stock-quotes/amzn-stock-quote/">AMZN</a>), FedEx (NYSE:<a href="https://investorplace.com/stock-quotes/fdx-stock-quote/">FDX</a>) and Coca-Cola (NYSE:<a href="https://investorplace.com/stock-quotes/ko-stock-quote/">KO</a>). The company has a network of over <a href="https://investors.cleanenergyfuels.com/static-files/f8c5727f-87e3-4ac1-8ff7-8658395bd8fa" target="_blank">600 natural gas fueling stations</a> across the U.S. and Canada.&nbsp;



What investors take away from the company&rsquo;s recent earnings reports is that RNG is likely to face the same supply-demand variables as conventional gasoline. That may provide some short-term headwinds. Also, investors have to be comfortable with the fact that Clean Energy Fuels is not yet profitable and won&rsquo;t be anytime soon. &nbsp;



But this is, potentially, a large addressable market. And analysts are firmly behind CLNE stock. <a href="https://investorplace.com/2024/05/the-7-most-undervalued-stocks-under-20-to-buy-in-may-2024/" target="_blank">Seven out of eight analysts give it a strong buy rating</a> and it has a consensus price target of $7.31 which gives the stock 142% upside. &nbsp;



<h2>Uranium Energy (UEC)&nbsp;</h2>

The company wasn&rsquo;t supposed to be undervalued at this point in 2024. Many analysts expected an explosion in uranium prices as the year started. But that rally has reversed, and like oil prices, uranium prices have disappointed. &nbsp;



That&rsquo;s likely to change after the Biden administration&rsquo;s decision to <a href="https://investorplace.com/market360/2024/05/7-top-stocks-to-buy-for-under-10-may-2024/" target="_blank">ban Russian uranium imports</a>. In the long term, central governments are becoming more intentional about delivering clean energy solutions, nuclear energy stands out as the only truly clean energy solution. &nbsp;



Nevertheless, this is a highly regulated business and growth won&rsquo;t move in a straight line. This is evident in Uranium Energy&rsquo;s financials. Revenue is down sharply YOY which shows that the market is well supplied. Analysts are also forecasting a 75% decline in earnings per share in the next 12 months. 



However, that&rsquo;s not dampening analyst sentiment for now. All five analysts that have issued ratings for UEC stock give it a strong buy rating with a consensus price target of over $10 that implies an improvement of over 67%. &nbsp;



<h2>Revolution Medicines (RVMD)&nbsp;</h2>

The clinical-stage company is focused on developing cancer treatments <a href="https://www.revmed.com/science/" target="_blank">specific to RAS(ON) proteins</a>. This an area that has been resistant to current oncology drug treatments. The company&rsquo;s drug candidates directly inhibit these proteins from getting into their active state. This drives the &ldquo;formation of a novel tri-complex and blocking oncogenic signaling.&rdquo;&nbsp;



RVMD stock plunged sharply after it had a <a href="https://investorplace.com/2023/11/3-biotech-stocks-that-could-boom-or-bust-by-2025/" target="_blank">setback with some clinical trial data</a> in October 2023. But the company is amply funded after its acquisition of EQRx and has a <a href="https://www.revmed.com/pipeline/" target="_blank">deep pipeline</a>. This is one you&rsquo;ll have to wait on as the clinical trial process is expensive and can&rsquo;t be rushed. &nbsp;



As a company that&rsquo;s not yet profitable and has limited revenue coming through the door, valuations can be tricky. Nevertheless, analysts remain bullish on RVMD stock with 12 out of 13 analysts giving the stock a strong buy rating. &nbsp;



<h2>Bristol-Myers Squibb (BMY)&nbsp;</h2>

The company has a massive pipeline of existing and clinical-stage oncology drugs. However, investors are a little sour on BMY stock due to concern over expiring patents.&nbsp;



However, this is where size makes a difference. As a large-cap company, Bristol-Myers has the ability to acquire companies and that&rsquo;s exactly what it&rsquo;s been doing. However, that&rsquo;s come with a short-term hit to the company&rsquo;s earnings. That is one reason to explain the post-earnings dip in BMY stock. &nbsp;



The bottom line should improve as the company bring more drugs to market. Plus, the company has an initiative that will help make drugs more accessible in low- and middle-income countries. &nbsp;



In the short term, BMY stock is trading at a five-year low which simply seems like an overreaction. Analysts have a consensus Hold rating on the stock, but a bullish price target suggests that this is a dip you&rsquo;ll want to buy, particularly when you get a dividend with a yield of 5.8% while you wait. &nbsp;



<h2>Five9 (FIVN)&nbsp;</h2>

The company provides <a href="https://investorplace.com/2024/02/7-unstoppable-software-stocks-set-to-soar-in-2024/" target="_blank">cloud contact center software</a>. Unlike traditional call centers, contact center software gives companies a tool to manage customer interactions across a variety of channels (e.g. social media, emails, chatbots, etc.). This is a market that is expected to grow at a compound annual growth rate (CAGR) of 9.1% between now and 2030. &nbsp;



That&rsquo;s a nice opportunity being fueled by generative AI, but it is coming at a cost. Five9 is not profitable, in large part due to its AI investments. However, the company continues to deliver year-over-year (YOY) increases in new and annual recurring (ARR) revenue. &nbsp;



That trend will have to continue if the company is going to become profitable. In the meantime, it&rsquo;s important to note that 96% of FIVN stock is owned by institutions. That should help keep volatility down while still offering plenty of upside for one of the undervalued stocks under $50.

The reason is that this real estate investment trust (<a href="https://investorplace.com/stock-quotes/reit-stock-quote/">REIT</a>) specializes in data centers. According to the research firm Dell&rsquo;Oro Group, data center physical infrastructure revenue <a href="https://www.datacenterknowledge.com/investing/data-center-physical-infrastructure-market-saw-record-growth-in-2023" target="_blank">grew by 16% year-over-year (YOY)</a> in 2023. And the group notes that much of this growth is coming as pandemic-fueled backlogs are being filled, not from generative AI&hellip;yet.



DigitalBridge <a href="https://ir.digitalbridge.com/static-files/1a02d414-f9cf-44a3-b5e2-061c7f9a62e7" target="_blank">plans to build five times</a> the number of data centers it&rsquo;s built in the last 30 years to keep up with this explosive demand. It&rsquo;s important to note that the company already has the <a href="https://investorplace.com/2024/06/the-7-most-undervalued-under-50-stocks-to-buy-in-june-2024/" target="_blank">third-largest independent</a> global data center footprint.



So, why is DBRG down 25% in 2024? That comes from the company&rsquo;s March earnings report that showed net losses growing and high executive compensation. This is an issue of scale, but if the company achieves that, its Fee-Earning Equity Under Management (FEEUM) business model makes the business and the stock very attractive.



<h2>Nintendo (NTDOY)</h2>



<div><img width="300" height="165" src="https://investorplace.com/wp-content/uploads/2018/10/new-Nintendo-Switch-MSN-300x165.jpg" alt=""><div>Source: Nintendo</div></div>I was reminded of Nintendo (OTCMKTS:<a href="https://investorplace.com/stock-quotes/ntdoy-stock-quote/">NTDOY</a>) when I put together a list of the <a href="https://investorplace.com/2024/05/the-7-most-undervalued-stocks-under-20-to-buy-in-may-2024/" target="_blank">best under $20 stocks to buy in May.</a> The recent hubbub around GameStop (NYSE:<a href="https://investorplace.com/stock-quotes/gme-stock-quote/">GME</a>) compels me to keep it on this list.



I&rsquo;m aware that many investors holding GME stock with diamond hands don&rsquo;t want to hear about fundamentals. But it has to be said that GameStop is analog in a digital world.



A better speculative investment is Nintendo. The company has <a href="https://investorplace.com/2024/06/3-video-game-stocks-better-equipped-to-beat-the-market-slump-than-gamestop/" target="_blank">delayed the launch</a> of its next version of its popular Switch console until 2025. That&rsquo;s why NTDOY stock has been under pressure recently.



That may be a disappointment for gamers hoping to have a new device for the holidays. However, the company is still anticipating sales of over 15.5 million units in 2024. Nevertheless, with the current version being seven years old, now is an opportunity for investors to buy shares before the refresh cycle hits.&nbsp;



The consensus price of the 20 analysts that have issued a price target for Nintendo stock is $58.43. That&rsquo;s a <a href="https://www.tradingview.com/symbols/OTC-NTDOY/forecast/" target="_blank">340.63% gain</a> from the stock&rsquo;s closing price on June 13.&nbsp;



<h2>Kinder Morgan (KMI)</h2>

At the risk of sounding like a broken clock, the bullish thesis remains the eventuality of rising oil prices. OPEC+ is pledging to maintain its output cuts. Meanwhile, in the United States, the Biden administration has been drawing oil from the Strategic Petroleum Reserve (<a href="https://investorplace.com/stock-quotes/spr-stock-quote/">SPR</a>) it has only <a href="https://oilprice.com/Latest-Energy-News/World-News/Biden-Administration-Seizes-Opportunity-to-Refill-SPR-Amid-Price-Dip.html" target="_blank">recently begun to replenish.</a>&nbsp;



Neither one of those issues has anything to do with steady consumer demand, which is likely to remain in place as an electric vehicle (EV) infrastructure is not in place on a national scale. And there&rsquo;s also the demand increase that will come when the Federal Reserve cuts interest rates.



All this oil has to move around the country and that means it will likely flow through the company&rsquo;s <a href="https://ir.kindermorgan.com/news/news-details/2014/Company-Profile-for-Kinder-Morgan/default.aspx" target="_blank">80,000 miles of pipelines</a> and approximately 180 terminals throughout the United States and Canada.



And while you&rsquo;re waiting for the oil market to turn around, taking a long position in KMI stock lets you collect the company&rsquo;s high-yield (5.82%) dividend that currently pays $1.15 annually per share.&nbsp;



<h2>Kenvue (KVUE)</h2>

Schneider</div></div>Kenvue (NYSE:<a href="https://investorplace.com/stock-quotes/kvue-stock-quote/">KVUE</a>) is the company formed when Johnson &amp; Johnson (NYSE:<a href="https://investorplace.com/stock-quotes/jnj-stock-quote/">JNJ</a>) spun off its consumer products division. The company is now home to many of the iconic JNJ brands, including the baby powder that was the subject of a long-running lawsuit.&nbsp;



While Kenvue&rsquo;s <a href="https://www.claimsjournal.com/news/national/2024/04/22/323148.htm" target="_blank">indemnity agreement,</a> secured from J&amp;J as part of the spinoff, shields it from talc liability that arises in North America, it&rsquo;s not entirely off the legal hook. Still, it does mean that recent settlement orders won&rsquo;t hit Kenvue&rsquo;s bottom line.



The key reason why KVUE stock is down 28% in the 12 months since the spinoff is its miss on the top line in its last two earnings reports. There is some evidence that consumers, particularly low- to middle-income consumers, are <a href="https://www.statista.com/topics/1076/private-label-market/#topicOverview" target="_blank">switching to private-label store brands.</a>



However, approximately two-thirds of those consumers are&nbsp;doing so to offset inflation. As long as that&rsquo;s the case, this could be a headwind that will resolve itself. Analysts seem to believe that and are offering a <a href="https://www.tradingview.com/symbols/NYSE-KVUE/forecast/" target="_blank">consensus price target of $22.38</a> for KVUE stock. And while you wait, you can collect a dividend with a 4.44% yield.



<h2>Barrick Gold (GOLD)</h2>

Gold prices"><div>Source: Shutterstock</div></div>The last of the stocks that I had on a list of best under $20 stocks to buy in May is Barrick Gold (NYSE:<a href="https://investorplace.com/stock-quotes/gold-stock-quote/">GOLD</a>). My thesis remains the same. Inflation is cooling, but disinflation is not deflation, and therefore, the bull market in gold should continue to roll on.



To date, mining stocks such as Barrick Gold haven&rsquo;t been participating in gold&rsquo;s surge. Much of that is because, like oil drillers, gold mining companies have to ramp up operations to meet production targets.



Barrick is pledging to <a href="https://investorplace.com/2024/05/glittering-gains-3-stocks-to-buy-as-precious-metals-prices-surge/" target="_blank">ramp up production by 30%</a> by 2030. To do that, it must have confidence that the underlying metal, in this case gold, is going to stay at elevated levels. And you also shouldn&rsquo;t forget about copper, which will be required for the electrification economy being built around the world.



GOLD stock has been range-bound for the last year and is down 6% overall as of the market close on June 13. But analysts see GOLD stock moving up to 36% higher with a <a href="https://www.tradingview.com/symbols/NYSE-GOLD/forecast/">consensus price</a> target of $21.91.&nbsp;



<h2>Cleveland-Cliffs (CLF)</h2>

That will be bullish for domestic steel manufacturers such as Cleveland-Cliffs (NYSE:<a href="https://investorplace.com/stock-quotes/clf-stock-quote/">CLF</a>).



CLF stock is down approximately 27% in 2024. Much of that has to do with the noise around the company. It made a bid to buy U.S. Steel (NYSE:<a href="https://investorplace.com/stock-quotes/x-stock-quote/">X</a>) that was rejected. It missed the top line when it reported first-quarter revenue. And the company still has an acquisition itch to scratch, which it may have done for now by <a href="https://finance.yahoo.com/news/cleveland-cliffs-talks-buy-us-135133649.html" target="_blank">buying the U.S. plants of NLMK,</a> Russia&rsquo;s largest steel producer.&nbsp;



Steel prices have been elevated as inflation has increased. With demand expected to rise due to the need for infrastructure, the short-term outlook for CLF stock is strong. Trading at around 18x forward earnings, the stock isn&rsquo;t overly valued compared to the broader market.



<h2>Joby Aviation (JOBY)</h2>

The company recently achieved a key milestone when the Federal Aviation Administration (FAA) issued its <a href="https://theaircurrent.com/aircraft-development/faa-issues-final-airworthiness-criteria-for-joby-evtol/" target="_blank">final airworthiness criteria</a> for Joby.



It&rsquo;s not an approval, but it provides clarity on what Joby must do to receive that approval. It also keeps Joby ahead of its competition in the United States. Plus, the company already has deals in place that could have it begin commercial operations in the UAE as soon as 2025.&nbsp;



And from an investment standpoint, investors have to be encouraged by the <a href="https://investorplace.com/2024/06/3-millionaire-maker-flying-car-stocks-to-buy-in-june-2024/" target="_blank">$900 million in cash</a> on Joby&rsquo;s balance sheet. That all but ensures it can make it into production without diluting shareholder value.



JOBY stock is down 36% in the last 12 months and 24% in 2024 alone. At a price of $5 per share as of June 13, the stock is still a penny stock. It doesn&rsquo;t appear it will be that way much longer. There&rsquo;s time to scale into JOBY stock gradually, but it&rsquo;s one you may need to act on sooner rather than later before the biggest gains fly away.

One of the best ways to protect your portfolio, and generate consistent income is with some of the best REITs to buy.



Look at&nbsp;Digital Realty&nbsp;(NYSE:<a href="https://investorplace.com/stock-quotes/dlr-stock-quote/">DLR</a>), for example. With a yield of 3.26%, it&rsquo;s getting swept up in the artificial intelligence boom. Now, thanks to artificial intelligence,&nbsp; data center demand is expected to rise at a 15% CAGR until 2030, <a href="https://www.goldmansachs.com/intelligence/pages/gs-research/generational-growth-ai-data-centers-and-the-coming-us-power-surge/report.pdf">according to Goldman Sachs</a>.&nbsp;



&ldquo;Almost every industry is now looking for new AI functionality that can streamline processes and improve results. In this new digital landscape,&nbsp;<a href="https://www.digitalrealty.com/data-centers" target="_blank">data centers</a>&nbsp;are uniquely positioned to both provide and benefit from AI applications,&rdquo;&nbsp;<a href="https://www.digitalrealty.com/resources/articles/data-center-ai">says Digital Realty</a>.



And until the AI boom slows, which won&rsquo;t happen any time soon, data centers will continue to see significant demand. All of which will drive some of the best REITs to buy, like Digital Realty to new highs. Better, it could drive dividend payouts higher, too.



That being said, we&rsquo;ve included more data center REITs on this list of the best REITs to buy.



<h2>Equinix (EQIX)</h2>

Better, Nvidia&rsquo;s dominance with artificial intelligence puts Equinix at the top of the list of top data center REITs to buy and hold for the long term.



In recent weeks, the REIT dropped from about $809 to $747.65, where it&rsquo;s again a buying opportunity &ndash; especially with data center demand on the rise. 



Moreover,&nbsp;<a href="https://www.sahmcapital.com/news/content/barclays-maintains-equal-weight-on-equinix-raises-price-target-to-671-2024-05-30">Barclays&rsquo; analysts</a>&nbsp;just raised their price target on the REIT to $671 with an equal weight rating.&nbsp;The REIT also just paid out a dividend of $4.26, which was payable on June 19. If you missed this one, more are on the way.



Even more impressive, hedge funds are tripping over each other to buy. Billionaire Steven Schonfield, for example, <a href="https://hedgefollow.com/stocks/EQIX">increased his firm&rsquo;s stake in EQIX by 3,688%</a>, buying another 28,400 shares at the end of March. Billionaire investor Dmitry Balyasny also just increased his firm&rsquo;s stake in EQIX by 594%.



<h2>Iron Mountain (IRM)</h2>

That was on June 5 as IRM traded at about $81. Today, after hitting a high of $89.21, it&rsquo;s now back to $87.77 and is still a good buy at current prices.



Plus, earnings have been solid. In its first quarter, the company posted stronger-than-expected numbers. <a href="https://investors.ironmountain.com/news-and-events/press-releases/press-release-details/2024/Iron-Mountain-Reports-First-Quarter-Results/default.aspx#:~:text=AFFO%20per%20share%20was%20%241.10,the%20first%20quarter%20of%202023.">Adjusted funds from operations</a> came in at $1.10 compared to expectations of 92 cents. Total revenue of $1.48 billion beat estimates of $1.45 billion. It also reiterated its funds from operations per share of $4.39 to $4.51, revenue of $6 billion to $6.15 billion, and adjusted EBITDA of $2.175 billion to $2.225 billion.



Even better, it declared a <a href="http://65-cent%20quarterly%20dividend">65-cent quarterly dividend</a>, payable July 5 for shareholders of record as of June 17.&nbsp;



<h2>Data Center &amp; Digital Infrastructure ETF (DTCR)</h2>

Tech stocks"><div>Source: Connect world / Shutterstock.com</div></div>Or, if you want to diversify with data center REITs, there&rsquo;s the&nbsp;Data Center &amp; Digital Infrastructure ETF&nbsp;(NASDAQ:<a href="https://investorplace.com/stock-quotes/dtcr-stock-quote/">DTCR</a>), which last traded at $15.21 a share. While this ETF only yields about 1.11%, it&rsquo;s a solid way to diversify at a lower cost with top data center stocks. All of which are getting caught up in the artificial intelligence demand boom.



With an expense ratio of 0.50%, the ETF holds 25 related stocks, including,&nbsp;Equinix,&nbsp;American Tower&nbsp;(NYSE:<a href="https://investorplace.com/stock-quotes/amt-stock-quote/">AMT</a>),&nbsp;Crown Castle&nbsp;(NYSE:<a href="https://investorplace.com/stock-quotes/cci-stock-quote/">CCI</a>), Digital Realty Trust, and&nbsp;Digital Bridge&nbsp;(NYSE:<a href="https://investorplace.com/stock-quotes/dbrg-stock-quote/">DBRG</a>).&nbsp;



All of which should benefit from global data center investments &ldquo;expected to increase from $321bn in 2022 to $410bn in 2025 to support the growth of 5G, smart grids, and other forms of tech-based infrastructure,&rdquo;&nbsp;<a href="https://www.globalxetfs.com/funds/dtcr/#:~:text=Global%20data%20center%20investments%20are,forms%20of%20tech%2Dbased%20infrastructure.">says Global X ETFs</a>.



After bottoming out around $13.85, the REIT is now up to $15.21, where it&rsquo;s still a buy. From here, we&rsquo;d like to see it initially retest at $16.



<h2>DigitalBridge (DBRG)</h2>

With a yield of 0.31%, the REIT&rsquo;s nearly 300 data centers are a big part of its growth trajectory. The company&rsquo;s&nbsp;<a href="https://thetechcapital.com/digitalbridge-ceo-we-believe-the-opportunity-set-for-ai-is-close-to-38-gigawatts/">CEO Marc Ganzi</a>&nbsp;also believes global data center capacity will need to grow by about 300% to meet the demands of AI. All of which could fuel further upside for DBRG.



Earnings have been solid, too. <a href="https://seekingalpha.com/news/4096856-digitalbridge-non-gaap-eps-of-0_01-revenue-of-74_39m?source=content_type%3Areact%7Csection%3Asummary%7Csection_asset%3Aall_news%7Cfirst_level_url%3Asymbol%7Cbutton%3ATitle%7Clock_status%3ANo%7Cline%3A7">EPS of a penny beat estimates for a loss of seven cents</a>. Revenue also jumped more than 302% to $74.39 million.



Last trading at $12.85, it&rsquo;s a buy. From here, I&rsquo;d like to see it refill its bearish gap at around $16.50 with AI demand gaining momentum.



Billionaire Steven Schonfield also increased his firm&rsquo;s stake in <a href="https://hedgefollow.com/stocks/DBRG">DBRG by 436%</a> by adding another 676,450 shares at the end of March. Israel Englander also increased Millennium Management&rsquo;s stake in DBRG by 637.5%.



<h2>STAG Industrial (STAG)</h2>

With a yield of 4.24%, the REIT has&nbsp;been paying a <a href="https://ir.stagindustrial.com/stock-information/dividends/default.aspx">monthly dividend of 12.3 cents</a> throughout the first three months of the year. In addition, the REIT &ndash; which leases industrial properties, such as warehouses and distribution centers to e-commerce companies &ndash; is also benefiting from consumers shifting to online shopping.



We also have to consider that online shopping is only expected to increase. After all, it&rsquo;s much easier to shop in the comfort of your home than deal with the public. According to estimates, <a href="https://optinmonster.com/online-shopping-statistics/">global e-commerce sales could grow to $58.74 trillion by 2028</a>. Plus, the number of online shoppers is expected to grow from 268 million in 2022 to 285 million by 2025. All of which will benefit REITs like STAG Industrial.



Plus, earnings haven&rsquo;t been too shabby. In its first quarter, <a href="https://seekingalpha.com/news/4096753-stag-industrial-ffo-of-0_59-beats-0_01-revenue-of-187_54m-beats-3_23m?source=content_type%3Areact%7Csection%3Asummary%7Csection_asset%3Aall_news%7Cfirst_level_url%3Asymbol%7Cbutton%3ATitle%7Clock_status%3ANo%7Cline%3A4">funds from operations</a> came in at 59 cents, which beat estimates by a penny. Revenue of $187.54 million, up 8.1% year over year, beat by $3.23 million.&nbsp;



<h2>Apple Hospitality REIT (APLE)</h2>

At the moment, APLE owns&nbsp;about 224 hotels in 87 markets throughout 37 U.S. states. All of which should benefit from the upcoming travel season. Its Q1 <a href="https://seekingalpha.com/news/4100723-apple-hospitality-ffo-of-0_34-in-line-revenue-of-329_51m-beats-2_16m?source=content_type%3Areact%7Csection%3Asummary%7Csection_asset%3Aall_news%7Cfirst_level_url%3Asymbol%7Cbutton%3ATitle%7Clock_status%3ANo%7Cline%3A5">FFO of 34 cents was in line with expectations</a>. Revenue of $329.51 million &ndash; up 5.8% year over year &ndash; beat by $2.16 million.



After catching double-bottom support at around $14, the APLE REIT is slowly starting to pivot higher again. I&rsquo;d buy it here with an initial price target of $16. In the meantime, while we wait for that to happen, we can collect its 6.54% yield.



<h2>Agree Realty (ADC)</h2>

As of&nbsp;March 31,&nbsp;the <a href="https://www.prnewswire.com/news-releases/agree-realty-corporation-reports-first-quarter-2024-results-302125138.html">REIT owned and operated a portfolio of 2,161 properties</a>, located in 49 states and containing approximately 44.9 million square feet of gross leasable area.



Better, the monthly dividend-paying REIT just declared a <a href="https://www.prnewswire.com/news-releases/agree-realty-declares-monthly-common-and-preferred-dividends-302169618.html#:~:text=Agree%20Realty%20Declares%20Monthly%20Common%20and%20Preferred%20Dividends,-News%20provided%20by&amp;text=ROYAL%20OAK%2C%20Mich.%2C%20June,of%20%240.250%20per%20common%20share.">dividend of&nbsp;$0.250</a>&nbsp;per share or $3 annualized. It&rsquo;s payable&nbsp;July 15&nbsp;to stockholders of record at the close of business on&nbsp;June 28.



Earnings have been solid here, too. In its first quarter, <a href="https://seekingalpha.com/news/4092779-agree-realty-ffo-of-1_01-beats-0_01-revenue-of-149_45m-beats-1_09m?source=content_type%3Areact%7Csection%3Asummary%7Csection_asset%3Aall_news%7Cfirst_level_url%3Asymbol%7Cbutton%3ATitle%7Clock_status%3ANo%7Cline%3A6">FFO of $1.01 beat by a penny</a>. Revenue of $149.45 million, up 18% year over year, beat by $1.09 million.&nbsp;



Hedge funds love ADC, too. <a href="https://hedgefollow.com/stocks/ADC">Steven Cohen&rsquo;s Point72</a> for example just increased its stake by 8,471%, adding 321,930 shares at the end of March. Israel Englander also increased his firm&rsquo;s stake in ADC by 2,259%, adding 354,560 shares. Even Ken Griffin&rsquo;s Citadel Advisors just increased its stake by 8,463%. 



In short, follow the smart money and collect its yield.
