Invest Like Donald Trump With These REITs Yielding Up To 8.3%

Donald Trump built his wealth in real estate. He also ventured into entertainment, including his popular show The Apprentice and his new social media app Truth Social, which recently went public via SPAC merger and now trades as Trump Media & Technology Group Corp. DJT.

Investing in real estate is not as easy as it once was, especially with interest rates at elevated levels. However, investors can explore alternative routes to enter the real estate market, including investing in real estate investment trusts (REITs).

So, how can you invest like Donald Trump today? Well, he's known for his success in New York, so let's check out three REITs focused on owning and managing real estate in New York.

SL Green Realty

SL Green Realty Corp. SLG is Manhattan's largest office landlord. As of June 30, it held ownership interests in 55 buildings totaling 31.8 million square feet. Its iconic buildings include One Vanderbilt Avenue, One Madison Avenue, 11 Madison Avenue, 100 Park Avenue, and 5 Times Square.

SL Green currently pays a monthly dividend of $0.25 per share, equating to an annualized dividend of $3.00 per share, giving its stock a yield of about 4.8% at the time of this writing. While its dividends have varied, SL Green has maintained this monthly rate since December 2023. Its management team has stated that it's focused on distributing 100% of its taxable income to shareholders.

Alexander's, Inc.

Alexander's Inc. ALX leases, manages, develops, and redevelops properties in greater New York City through its manager, Vornado Realty Trust. As of June 30, Alexander owned five properties – ​​731 Lexington Avenue, Rego Park I, Rego Park II, The Alexander apartment Tower, and a retail property in Flushing, New York.

Alexander's currently pays a quarterly dividend of $4.50 per share, equating to an annualized dividend of $18.00 per share, giving its stock a yield of about 8.3% at the time of this writing. Alexander's has maintained this annual dividend rate since 2018, making it a reliable source of income.

Empire State Realty Trust

As of June 30, Empire State Realty Trust ESRT owned and managed a portfolio comprising approximately 7.9 million rentable square feet of office space, 0.7 million rentable square feet of retail space, and 727 residential units in New York City. Its portfolio includes the world-famous Empire State Building, One Grand Central Place, 501 Seventh Avenue, and 1400 Broadway.

Empire State currently pays a quarterly dividend of $0.035 per share, equating to an annualized dividend of $0.14 per share, giving its stock a yield of about 1.4% at the time of this writing. Empire State has a low yield but is a reliable dividend payer, maintaining this quarterly rate since June 2021.

Better Yields Than Some REITs?

The current high-interest-rate environment has created an incredible opportunity for income-seeking investors to earn massive yields, but not through REITs.

Arrived Homes, the Jeff Bezos-backed investment platform has launched its Private Credit Fund, which provides access to a pool of short-term loans backed by residential real estate with a target 7% to 9% net annual yield paid to investors monthly. It paid 8.1% in July. The best part? Unlike other private credit funds, this one has a minimum investment of only $100.
