<p>"So those smaller towns and those jurisdictions which weren't ready for a boom in housing find themselves in exactly that huge demand," O'Leary said. "And this is the nature of a digital economy."</p>
<p>O'Leary expressed surprise at the housing market's resilience in the face of elevated <a href="https://finance.yahoo.com/news/loan-officer-surprised-higher-mortgage-183408938.html">mortgage rates</a>. He suggested that historical interest rates, typically in the 6% to 7% range, may have conditioned buyers to accept higher rates. While acknowledging the unprecedented speed of the Federal Reserve&#8217;s rate hikes, he was puzzled by their minimal impact on housing demand.</p>
<p>&nbsp;"I don't think anybody saw that coming," he said. "It doubled or tripled the cost of mortgage and had no effect on demand."</p>
<p>Some housing market booms occurred when rates were higher than 6% or 7%, but the rates rising so quickly differed.</p>
<p>"The majority of housing is extraordinarily buoyant through an unprecedented period of rate hikes, and so for those of us who analyze this every day as we try and deploy capital, that was a surprise," O'Leary said.</p>

<p>U.S. stocks were higher, with the Nasdaq Composite gaining over 100 points on Monday.</p>
<p>Shares of <strong>IQVIA Holdings Inc</strong>. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/IQV#NYSE">IQV</a>) rose sharply during Monday's session after the company released better-than-expected second-quarter financial results and <a href="https://www.benzinga.com/analyst-ratings/analyst-color/24/07/39885871/iqvia-is-a-solid-investment-with-strong-competitive-positioning-analyst-says-after-">raised its 2024 guidance</a>.</p>
<p>IQVIA reported a second adjusted EPS of $2.64, up from $2.43, beating the consensus of $2.57. Provider of advanced analytics reported sales of $3.81 billion, beating the consensus of $3.79 billion, according to data from <a href="https://pro.benzinga.com/dashboard">Benzinga Pro</a>.</p>
<p>IQVIA Holdings shares jumped 7.4% to $241.07 on Monday.</p>

<li><strong>Tellurian Inc.</strong> (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/TELL#NASDAQ">TELL</a>) shares surged 64.5% to $0.9401 after the company announced it will be acquired by Woodside Energy for approximately $900 million.</li>
<li><strong>Serve Robotics Inc</strong>. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/SERV#NASDAQ">SERV</a>) shares gained 46.6% to $11.08 after Nvidia last week disclosed a stake in the company.</li>
<li><strong>Cassava Sciences, Inc</strong>. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/SAVA#NASDAQ">SAVA</a>) gained 27.2% to $12.82 after the company announced its first Phase 3 trial is expected to conclude by December and its second Phase 3 trial is expected to conclude by June 2025.</li>
<li><strong>Embecta Corp</strong>. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/EMBC#NASDAQ">EMBC</a>) climbed 16.4% to $15.34. Embecta is scheduled to host a conference call to discuss its fiscal third quarter 2024 financial results on Friday, Aug. 9.</li>
<li><strong>Terex Corporation</strong> (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/TEX#NYSE">TEX</a>) gained 11.2% to $62.76 after the company inked a deal to acquire Environmental Solutions Group (ESG) from Dover Corporation (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/DOV#NYSE">DOV</a>) in a $2.0 billion all-cash transaction.</li>
<li><strong>Aveanna Healthcare Holdings Inc</strong>. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/AVAH#NASDAQ">AVAH</a>) gained 10.5% to $3.80. Aveanna Healthcare will release its second quarter results before the market open on Thursday, Aug. 8.</li>
<li><strong>Karooooo Ltd</strong>. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/KARO#NASDAQ">KARO</a>) climbed 10.4% to $37.78.</li>
<li><strong>Eliem Therapeutics, Inc</strong>. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/ELYM#NASDAQ">ELYM</a>) gained 9.7% to $8.01.</li>
<li><strong>Clearwater Paper Corporation</strong> (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/CLW#NYSE">CLW</a>) rose 9.6% to $53.65 after the company announced a deal to sell its tissue business for $1.06 billion.</li>
<li><strong>SentinelOne, Inc</strong>. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/S#NYSE">S</a>) shares climbed 9.5% to $23.80 after a failed software update from CrowdStrike Holdings, Inc.
