The real estate crowdfunding platform, AcreTrader, offers investors the opportunity to purchase shares of income-producing farmland across the United States. While not often looked at as a typical real estate investment, farmland has been attracting growing interest from both individual and institutional investors.

Farmland has consistently produced positive returns for investors since the NCREIF Farmland Index started tracking this data in 1991. This isn’t surprising when you consider how quickly the demand for agricultural land is increasing due to the growing global population and the amount of farmland that is converted into other developments each year.

How Farmland Crowdfunding Works: Farmland hasn’t traditionally been on the average investor’s radar. Profitable deals are hard to source because it takes a specialized skill set to understand soil conditions, predict yields, demand for certain crops and know where to find the opportunities.

Platforms like AcreTrader have the expertise needed to find and evaluate the most profitable farmland opportunities and allow the average person to invest alongside some of the most experienced land management experts in the industry.

Investors simply contribute to the capital required to purchase a specific property, then collect passive income during the holding period while waiting for the land to appreciate in value.

AcreTrader’s Most Recent Offering: AcreTrader’s most recent offering was for Knollwind Farm, A 437-acre corn and soybean farm located in southern Whiteside County, Illinois. The offering went live on Tuesday, Aug. 31, and was fully subscribed within four hours raising approximately $4 million.

This fully subscribed deal followed an offering the previous week for Anderson Farm, a 111-acre corn and soybean farm that fully subscribed in two days.

How to Get in on The Next Offering: The subscription window for farmland offerings is clearly getting shorter as more investors are turning to this asset class. The best way to get access to future offerings is to sign up on AcreTrader’s platform to get alerts before new offerings become available and get access to due diligence documents and a live webinar before the subscription window opens.

To date, all offerings on AcreTrader have been for accredited investors only, but the company urges non-accredited investors to also sign up on the platform since the company hopes to provide opportunities to all investors in the near future.
