AcreTrader is a real estate investing platform that gives retail investors access to investments in farmland through crowdfunding. Since its first offering in early 2019, the company has funded 65 deals through its platform for farm properties across the United States.

This week marks a major milestone for the real estate crowdfunding platform as AcreTrader launches its first international farmland offering on Thursday, Sept. 23.

New Farmland Offering: The latest offering is for The Burnett River Citrus Orchards in the North Burnett Region of Queensland, Australia. The investment consists of multiple orchards producing several varieties of mandarins as well as lemons, grapefruit and oranges.

The orchards come with significant Permanent Irrigation Water Entitlements totaling 1,013 Megalitres and have direct access to water from the Burnett River.

Investment Highlights: Queensland is Australia’s largest mandarin-producing state, growing over two-thirds of the country’s mandarins and North Burnett is one of Queensland’s most productive regions.

According to AcreTrader, global fresh mandarin consumption has seen a steady increase at roughly 5% CAGR over the last 20 years and Australian citrus is counter-seasonal to the main global production and export market.

  • Minimum Investment: $35,000
  • Target Annual Return: 15.2%
  • Target Average Annual Cash Yield: 14.2%
  • Target Investment Period: 10-12 years

Deal Sponsor: The sponsor and its affiliates currently operate over 100,000 acres of agricultural properties in Australia and have a significant amount of water entitlements as part of the Aqua Ceres Australia Water Fund. The sponsor’s plan is to bring institutional management and economies of scale to these citrus orchards, which are currently separately owned parcels.

How to Invest: Investors can find more details on the current offering by signing up on the AcreTrader platform. Users registered through the site will also get notifications of new offerings as well as access to live webinars before deals go live.
