A new offering is going live on CrowdStreet’s real estate investment platform this week for the development of Metro Air Park Logistics Center in Sacramento, California, which has a targeted annual return of 18.2%.

The two-building development will comprise a total of 308,780 rentable square feet in the Metro Air Park located near the Sacramento International Airport. 

Metro Air Park is an approximately 1,900-acre industrial and commercial park that has emerged as a coveted logistics and e-commerce focused hub. Tenants in the park include Amazon Inc AMZN, which occupies roughly 1.35 million square feet with an additional 1.3 million square feet under construction, and Walmart Inc WMT with a 1.13 million square foot facility.

Investment Highlights: The Sacramento market has seen a surge in demand along with increased rental rates for industrial properties. The lack of available land in the area has made it difficult for developers to deliver the amount of needed industrial space which has resulted in a nearly 8% average increase in rents over the past 12 months. 

The sponsor expects construction to begin on Nov. 1, 2021, with a certificate of occupancy delivered in August 2022.

Deal Sponsor: The opportunity is being offered by Badiee Development, Inc., a full-service real estate development company specializing in the ground-up development of logistics and industrial projects throughout the Western U.S. The company has had one previous offering on CrowdStreet for a Las Vegas industrial development that is currently outperforming original targets.
