AcreTrader’s newest offering is for a 149-acre corn and soybean farm located in Bureau County, Illinois, one of Illinois's strongest farming regions.

Farmland is becoming an increasingly popular asset class among individual investors and for good reason. It provides strong and consistent returns over time, and the demand is increasing faster than ever with a growing global population and existing farmland being lost as it is converted for residential and commercial development.

Institutional investors have been including farmland in their portfolios for decades, and AcreTrader is making this strong asset class available to individual investors through its online crowdfunding platform.

Arlington Farm: AcreTrader’s newest offering for Arlington Farm is going live for investment at 2 p.m. EST on October 15, 2021. The farm consists of approximately 136 tillable acres that have a productivity index of 137 out of 147, compared to the county average of 122. The ground is composed of deep, well-drained osco and sawmill soils, 2 of the most productive soil types in the state of Illinois.

Investment Highlights: The farmer has agreed to a new 2-year lease at a base rental rate of $370 per acre with a flex provision that provides potential upside on rental income during years with higher commodity prices or larger crop yields.

  • Minimum investment: $11,990
  • Target net annual yield: 7.6%
  • Target investment term: 5 to 10 years
