The Chaney Family Pistachio and Almond Farm is a 487-acre farm located in Fresno County, California. The property consists of 383 acres planted as almonds and 75 acres planted as pistachios.
The farm is currently owned by Chaney Farms, an established grower in California’s Central Valley. The current owner’s son, Riley Chaney, will assume partial ownership and management of the property with the capital raised through the current offering.
Investment Highlights: The farm lies within two irrigation districts that have multiple sources of water, including Central Valley Project contract, riparian rights, Kings River water rights and wells/groundwater. Given the farm's strong water position, potential CA water issues and resulting commodity price increases could present material upside for investors.
The sponsor anticipates selling 116 acres of almonds in year six of the investment, providing a partial liquidity event for investors.
