Real estate investment platform CrowdStreet launched an offering for a commercial building portfolio in the Dallas-Fort Worth metropolitan area.
The DFW Financial Services Portfolio is an equity investment consisting of two fully-leased industrial and office buildings in Dallas-Fort Worth’s robust Centreport submarket. The 233,000-square-foot property sits on 22.86 acres in what the U.S. Census Bureau reports is the nation’s leading area of population growth. Between July 2020 and July 2021, over 97,000 people migrated to the Dallas-Fort Worth area.
Centreport is a 1,300-acre mixed-use business park that has attracted over 150 companies, including corporate headquarters, manufacturing facilities, wholesale distributors and retailers. It also offers hotels and multifamily housing.
The development has easy access to the rest of the metro area. It’s at the epicenter of its highway infrastructure and has a rail station. The diverse local economy and influx of residents and businesses have boosted the demand for commercial space.
The debt for the project is secured, the property is 100% occupied, and property sales have already taken place. The property’s tenants, which include PennyMac Financial Services Inc., Co-Op Solutions and U.S. Postal Inspection Service, are currently under lease obligations.
Offering sponsor Vertical Ventures LLC specializes in identifying, acquiring and revitalizing undervalued and optimally located projects. Founded in 2004, the firm has more than 20 years of experience in commercial real estate transactions that have historically generated investor returns from institutional and entrepreneurial platforms.
The investment window opens at 1 p.m. Central Time Jan. 19 when Vertical Ventures hosts a webinar. The minimum investment for the DFW Financial Services Portfolio is $25,000.
