Montville Industrial Portfolio Is Open For Investment On RealtyMogul

A new private market real estate investment opportunity is available to investors on the RealtyMogul platform. 

The Montville Industrial Portfolio offering entails investing in the ground-up development of a class A, three-building industrial business park in Morris County, New Jersey. The three buildings combine to total 109,111 square feet including 28 dock and drive-in doors for trucks and commercial transport vehicles. 

The development benefits from an advantageous location. This project represents one of the few class A industrial developments in the market over the past decade. This lack of new developments has furthered a supply and demand imbalance, resulting in the small bay industrial market around northern and central New Jersey achieving a year-over-year rent growth rate of 8% with an overall vacancy of 2.70%, according to CBRE Research. Additionally, the property site, located at the interchange of I-287, allows for easy and convenient access to northern New Jersey and New York City markets, a factor expected to help attract and maintain tenant occupancy.

The sponsor of the offering, Diversified Properties, closed on the site acquisition in December 2023. Since the project received full entitlement and commenced construction in early March 2023, it is expected to be completed in July 2025.

Diversified's headquarters are directly across the street from the development site, bringing extensive experience within the local market to the investment. The group has acquired nearly 698,000 square feet of space across multiple properties in Montville. 

The pledging window is available to prospective investors on the RealtyMogul site with the minimum investment contribution being set at $35,000.
