While Gates has invested billions in farmland to boost productivity, more and more everyday investors are getting into the real estate market with just $100. They’re doing this through companies supported by big names like Jeff Bezos.

Gladstone Land Corp. is focused on farms that grow fresh produce and certain permanent crops. It owns 168 farms on nearly 112,000 acres and offers a higher yield with a strong record of increasing dividends.

In response to "Can there be ethical billionaires?" Gates shared that "Being rich can easily make you out of touch. The incentive to create new companies is still a good thing, I think. Even if taxes go up, I still wouldn’t ban anyone from being worth a billion, but that is just one opinion. I have been very lucky."

He also identified artificial intelligence (AI) as the next revolutionary technology, saying, "I don’t think Web3 was that big or that metaverse stuff alone was revolutionary, but AI is quite revolutionary."
