New Hope, Pennsylvania, Is The Hamptons Of The Hinterland As Celebs Like Bradley Cooper and Gigi Hadid Buy Homes There

A little hope can go a long way. New Hope, Pennsylvania, is the unassuming, picture-perfect small town that Lifetime movies were made for. But all that could be changing, as it’s also been attracting some big-name Hollywood A-listers to its tranquil environs.

Located in Bucks County, between New York and Philadelphia and next to New Jersey, the small town hugs the Delaware River, where rafters, tubers, and small watercraft can be seen loping by in the summer. It’s also home to mom-and-pop restaurants, artisanal stores, and upscale farm-to-table restaurants, where you’re likely to spot a famous face or two escaping the paparazzi-filled Hamptons.

The Hadids And Their Celebrity Friends

Yolanda Hadid is credited with kick-starting the new wave of New Hopers when she bought a 32-acre, 5,000-square-foot property there in 2017. Her model daughters, Gigi and Bella Hadid, were living in New York at the time, and the nearby bolt hole was the ideal refuge for the family—which the publicity-proud progeny duly demonstrated on Instagram.

“It’s where we can all come and feel like ourselves again,” Gigi told Elle in 2019. “When I’m here, I just get in my truck and go to the store. Kids get excited at the market, but they don’t take their phones out,” the supermodel added. “They want us to feel normal, and that’s very appreciated.”

Other celebs took note, specifically Gigi’s then-boyfriend, former One Direction crooner Zayn Malik, who proceeded to buy his own farm in New Hope before Gigi gave birth to their daughter Khai at Yolanda’s house.

Bradley Cooper Comes Home

Gigi appears to be a magnet to the area, as her current boyfriend, actor Bradley Cooper, purchased his own $6.5 million farm near Yolanda’s in December 2023. Cooper, who grew up in the Philadelphia suburbs nearby.

Film Shoots And Hamptons-Lite

Bucks County is far from undiscovered. Its natural beauty, restaurants, trendy food stalls, and bohemian spirit have made it a favorite second home to affluent families from New York and Philadelphia. It’s also a favored location for movie shoots, with Leonardo Di Caprio spotted walking the streets. Apple Studios was recently in nearby Lambertville, New Jersey shooting "Echo Valley," a movie starring Julianne Moore and Sydney Sweeney.

Inflamed by social media and celebrity pixie dust, New Hope seems to be a more affordable alternative to the Hamptons—but maybe not for long.

“I have a billionaire client who wants to bring his family here. They are buying a new build right outside the borough [of New Hope],” Revi Haviv, a realtor for Addison Wolfe, a broker that specializes in high-end properties in New Hope and the surrounding areas in Pennsylvania and New Jersey, told PhillyMag.com late last year. “Everyone knows that the Hadids live here and that Bradley Cooper just bought a house here. Owners of riverfront property can name any price they want. And this is only the beginning,” he said.
