Amazon AMZN has created generational wealth for its early investors, posting an incredible return since its initial public offering in May 1997.
However, it's been off-limits for dividend and income investors the entire time, because it does not pay a dividend.
But, did you know there's a hack you can use to earn a 3.9% dividend yield from Amazon? The hack is by investing in one of its landlords.
Here's how.
Don't Miss:
- Investing in real estate just got a whole lot simpler. This Dara Khosrowshahi-backed startup will allow you to become a landlord in just 10 minutes, and you only need $100.
- Commercial real estate has historically outperformed the stock market, but few investors have the capital or resources needed to invest in this asset class. A platform backed by industry giant Marcus & Millichap is changing that, allowing individuals to invest in commercial real estate with as little as $5,000.
Stag Industrial
Stag Industrial STAG is a pure-play industrial real estate investment trust (REIT) that owns and operates 569 industrial properties in 41 states consisting of approximately 112.3 million square feet, and it counts Amazon as one of its tenants.
So, by owning Stag, you can generate monthly income that is partially attributable to Amazon.
Stag currently pays a monthly dividend of $0.123333 per share, equating to an annualized dividend of $1.48 per share and giving its stock a yield of about 3.9% at the time of this writing.
In addition to having a high yield, Stag is a dividend-growth superstar. It has raised its annual dividend every year since its initial public offering in 2011, putting it on pace for 2024 to mark the 13th consecutive year with an increase.
