Crowdfunding has opened up real estate investing to passive investors who don’t want to invest the time and energy needed to manage an investment property or put up a large amount of capital to buy their own property.

We’ve looked through the real estate crowdfunding offerings available this week to provide you with the top opportunities to consider adding to your portfolio.

Pinto Business Park Industrial Development

This offering for the development of a 282,190 square foot cross-dock distribution facility in Houston, Texas, is the latest investment opportunity on CrowdStreet’s marketplace

The deal sponsor is raising equity to help fund the acquisition of 20.3 acres of land in Houston and develop, stabilize and ultimately sell the to-be-constructed cross-dock industrial building.

The project’s location has attracted numerous national corporations to open distribution facilities within a one-mile radius, including an 850,000 square foot Amazon.com, Inc AMZN sort center fulfillment warehouse.

Real Estate Debt

The real estate investment platform, Groundfloor, has released a new batch of real estate loans available to investors. Groundfloor allows non-accredited investors to invest in high-yield, short-term real estate loans made on residential properties.

  • Target Return: 6% to 15%

Loans on Groundfloor are made to real estate investors and builders for the renovation or construction of residential properties. The loans are then paid back once the project is complete and the properties are either sold or refinanced.
