Individual investors can gain access to three private multifamily real estate offerings that have target internal rates of return (IRR) ranging from 17% to 22%. Savannah Midtown: This offering is a value-add opportunity on a Midtown Atlanta multifamily complex surrounded by billions of dollars in new development. Of the property’s 322 total units, 189 will be renovated, which is expected to garner monthly rental premiums of $150 to $300 per unit. 

The property is being acquired for $85.2 million, and the sponsor anticipates a sale price of more than $105.5 million in 3 years after renovations are completed and the property is stabilized with the new rental rates.

The sponsor anticipates having 30% of the space pre-leased by the 1st quarter of 2024 with construction being completed and remaining spaces leased by the 3rd quarter of 2025.
