New Private Real Estate Offering With 16.9% Target Annual Returns

RealtyMogul has just launched its newest real estate crowdfunding offering for a 736-unit multifamily community located in Canton, MI. The value-add opportunity is offering investors a targeted internal rate of return (IRR) of 16.9%.

Offering Details: The new offering is giving individual investors an opportunity to make an equity investment in The Meadows at Canton. As many as 75% of the units have already been upgraded with high-end finishes and appliances, which has resulted in an average monthly rent premium of $139 per unit. The sponsor plans to bring the property to its full potential by renovating the remaining 193 units. 

Investment Highlights: The project’s financial forecasts anticipate a 77% increase to the property’s current net operating income by the end of the target investment period. This increase is expected to be achieved through an increase in rents and by taking advantage of cost savings that have already been recognized by the sponsor.

Deal Sponsor: The opportunity is being offered by The GSH Group, a real estate investment company focused on class B and workforce housing across the United States. The company currently has over $590 million assets under management, made up of 6,700 multifamily units.
