As of Q3'22 Same Store rental revenue increased 14.7% Q/Q. Occupancy is at 93.3% (lower as compared to 95.7% in the same period in 2021) and rents grew by 17.2%. PSA's management team expects continued revenue growth during the remainder of 2022. For self-storage properties demand historically is higher in the summer months than in the winter months and, as a result, rental rates charged to new tenants will typically be higher in the summer months than in the winter months. In other words, PSA's revenue has the highest growth potential coming out of winter months.

Given that PSA stock performance is closely correlated with revenue, watch this line item. Consistently high customer demand and a stable tenant base will lead to increasing realized annual rent per occupied square foot while maintaining a high level of occupancy.
