Real estate investment platform AcreTrader launched an offering for a wine grape vineyard in Templeton, California.
Templeton Reserve Vineyard is a 112-acre wine grape vineyard in the heart of Pasa Robles, California’s fastest-growing wine region. AcreTrader is offering the opportunity to invest in an established vineyard located in a proven and growing region known for its Cabernet Sauvignon.
Because of the region’s climate, topography, growing season and soil varieties, Paso Robles provides ideal conditions for premium wine grapes. There are 94 acres planted for wine production with a small section set aside for olives.
Built into the $9,87 million of total equity raised is a capital improvement project that will aid the vineyard in production while boosting overall value. The redevelopment plan includes the construction of a reservoir with the capacity to store over 2 million gallons of water. The new reservoir will provide security for the vineyard in the event of a prolonged period of heat and drought. The reservoir also will improve farming efficiency and reduce total irrigation time while also cutting the amount of employee overtime needed to maintain the property.
An on-site winery is an additional source of income. The winery is a large portion of the total asset value and with the planned redevelopment of 60 acres on the property, tenant Fableist Wine Co. will be able to attract more visitors with its better-priced cabernet sauvignon and petit verdot varieties.

Strongwater is comprised of three leaders in the Central Coast’s wine industry: Anthony Bozzano, Andrew Jones and Michael Testa. Demonstrating their commitment to the success of the vineyard, the group will be co-investing $455,000 in the deal.
Investment in farmland often acts as a hedge against inflation. The farmland investment index has seen a positive return since its inception in 1990.
