Fintech trailblazer Groundfloor, celebrating its 10th anniversary this year, is set to launch its latest platform today: Groundfloor 3.0. The company, with a legacy of over $1 billion in investment volume, is aiming this new platform squarely at Real Estate Investment Trusts (REITs) with an innovative mobile app that promises diversification, simplicity and consistent returns, all without fund manager fees.

Citing insights from a decade of engagement with more than 230,000 investors, Groundfloor’s new offering will allow users a fluid way to build a diversified portfolio of high-yield real estate investments. Historically, the company has delivered nearly 10% annualized returns and has repaid investors more than $500 million.

Brian Dally, Groundfloor’s co-founder and CEO, highlighted the changing landscape of alternative investments. “Fractional real estate investing is coming to the masses,” Dally said. “We're excited to launch Groundfloor 3.0 as people want alternative investments. Our scale and technology make it easier than ever.”

A distinct edge for users will be Groundfloor 3.0’s immediate allocation of invested funds across all platform opportunities in increments as small as $1. This facilitates an effortless mirrored performance of Groundfloor’s entire portfolio, giving investors a diversified experience similar to an index fund investment.

Dally went on to emphasize the need for disruption in the real estate sector. “Groundfloor 3.0 is the new easy button for real estate investing,” he said. “Our technology allows everyone to escape the REIT fund trap and enjoy the benefits of being their own fund manager.”

Groundfloor 3.0’s key features comprise:

  • A minimum investment of $100 for newcomers.
  • Expected consistent 10% returns.
  • Automatic reinvestment and diversification across 50-100 deals on average.
  • Median time to first repayment for 2023 stands at 5 days.
  • Liquidity controls through the Cash Target feature.
  • A single-step approach to add funds and initiate investments.

While Groundfloor’s traditional investor accounts still offer customization based on risk tolerance, Groundfloor 3.0 simplifies the investment process by automatically allocating funds across all available opportunities.
