Boston Real Estate Firm Raising $12 Million From Individual Investors For Newest GP Fund

Real estate investment platform CrowdStreet has announced a new private market investment opportunity available to accredited investors.

The Rhino GP Fund II is acquiring a diverse range of real estate assets in the Greater Boston market. Offering sponsor Rhino Capital Advisors will target industrial, multifamily, laboratory, research and development, office and land assets for the portfolio. The investment strategies being implemented include value-add, core-plus and opportunistic ventures while fund managers will attempt to secure assets as part of off-market transactions to achieve greater value.

AFIRE ranked Boston the No. 4 global city for increased real estate investment in its 2023 International Investor Survey

Recent data on multifamily and industrial assets in the Boston market affirm the No. 4 and No. 7 rankings where the market has seen a 6.8% year-over-year rent growth rate and has a current occupancy rate of more than 95%, according to CBRE research.

Rhino GP Fund II has two properties under contract that will be repositioned into research and development and manufacturing facilities. One of the properties is 100 % leased. With demand strong for such facilities within the Boston area, Rhino Capital will look to capitalize on the undersupplied nature of the market. 

No more than 25% of the fund will be allocated toward a single asset, which is expected to limit overleveraging on a single property and provide the portfolio and its investors with diversification and added security.

Rhino Capital Advisors provides investors with extensive expertise in Boston and the surrounding area with 97% of its previous single-asset transactions based within the Greater Boston area. Rhino Capital has a pipeline that includes approximately 2 million square feet equating to roughly $270 million in total capitalization across multifamily, flex and industrial assets.
