North of Malibu, California, along the renowned Pacific coast Highway, is a hidden enclave of extraordinary wealth.

Dense vegetation shields the exclusive area from public view and it harbors some of the world's most expensive residences, including the expanded estate formerly owned by Apple Inc. Co-Founder Steve Jobs' widow.

Beyond the hillside lies Paradise Cove, a roughly 1-mile stretch of coastline local real estate professionals commonly called "Billionaires' Bluff."

The highly sought-after location has seen an unprecedented concentration of ultra-high-net-worth transactions. Since 2020, three of the approximately 25 homes in Paradise Cove have sold for more than $100 million, accounting for one-third of all such sales in the Los Angeles area during the same period. Two properties have held the record for California's most expensive home sale at their respective closings.

High-profile residents in the exclusive neighborhood include entertainment icons Beyoncé and Jay-Z and technology titans like Marc Andreessen, WhatsApp Co-Founder Jan Koum and Laurene Powell Jobs.

"Rich people like to congregate and they've congregated here," said Leonard Rabinowitz, a Christie's International Real Estate broker in Beverly Hills, California. "It makes them feel safe and more comfortable."

The neighborhood, about 35 miles from downtown Los Angeles, is near the Paradise Cove Mobile Home Park, considered America's most expensive trailer park. Established in the 1950s as a haven for commercial fishermen, the trailer park offers a nostalgic glimpse into pre-affluent Malibu.

The park's 250 trailers and manufactured homes have attracted celebrities like Stevie Nicks and Matthew McConaughey, contributing millions of dollars to property values.

Local real estate agents say the allure of Paradise Cove is undeniable. Unlike traditional beach houses or blufftop mansions, the properties offer proximity to the ocean and privacy.

"If you do see them, you're seeing the corner of a roof in the distance," said Westside Estate Agency Co-Founder Kurt Rappaport, who has sold many of the homes on Paradise Cove.

A string of high-profile transactions in recent years has solidified Paradise Cove's reputation as California's most coveted beachfront address. Andreessen and his wife, Laura Arrillaga-Andreessen, previously held the record for the most expensive home in the area. In 2021, they acquired a 7-acre estate for $177 million. The property boasts a 10,000-square-foot main residence, two guesthouses, a cinema and a spa.

Beyoncé and Jay-Z eclipsed that sale when they paid $190 million for their 42,000-square-foot blufftop mansion designed by Japanese architect Tadao Ando.

Powell Jobs also made significant investments in the cove. She added a $94 million property to her existing Paradise Cove compound, bringing her total investment in the neighborhood to more than $170 million in four transactions completed between 2015 and 2024.
