North Dakota’s largest city is about to get a lot bigger.
Fargo, best known for its namesake movie and TV series, tops a new analysis of America’s fastest-growing cities. Projections show its population will more than triple by the end of the century.
New research analyzed by Realtor.com projects Fargo’s population will surge from roughly 126,000 residents in 2020 to nearly 429,000 by 2100 – a 238% increase.
Local officials are already seeing the early signs of the growth spurt. “More and more young people and families are choosing to call Fargo home,” digital marketing manager Jayci Altenbernd told Realtor.com.

According to Realtor.com data, North Dakota ranks as the sixth most affordable state for cost of living. Fargo’s housing market reflects affordability, with August's median home price of $389,900 coming in $36,000 below the national average.
Its job market adds to the draw. Tech giants Microsoft and Amazon have established major presences, with Microsoft operating a downtown campus and Amazon running a 1.2-million-square-foot distribution center. The city's Innovation Hub serves as an incubator for startups and entrepreneurs.
However, Fargo isn’t alone in its projected growth. Texas dominates the list of future boomtowns, claiming half of the top 10 spots. Denton leads the Texas contingent with a projected 201.6% population increase by 2100, followed by College Station at 177.8%.

According to Realtor.com, the complete top 10 and their projected growth rates are:
- Fargo, ND: 238.0% (125,990 to 428,966)
- Denton, TX: 201.6% (139,869 to 424,821)
- College Station, TX: 177.8% (120,511 to 337,237)
- Sugar Land, TX: 172.0% (111,026 to 304,057)
- Frisco, TX: 167.5% (200,509 to 539,938)
- Fort Collins, CO: 139.6% (169,810 to 409,270)
- Round Rock, TX: 137.0% (119,468 to 284,951)
- Murfreesboro, TN: 124.9% (152,769 to 345,753)
- Lincoln, NE: 119.9% (291,082 to 644,626)
- Renton, WA: 119.5% (106,785 to 235,827)
The growth projections come amid broader demographic shifts across America. While the nation’s population growth has slowed to historic lows, certain regions – particularly the South – continue to expand rapidly.
According to nonprofit data aggregator Pew Charitable Trusts, South Carolina, Florida and Texas led state population growth in 2023, each growing roughly four times faster than the national average.
Smaller cities may see even more dramatic changes. Though not large enough to make the main list, Williston, North Dakota is projected to grow by 640% – from 29,160 residents to 217,148 by century’s end.
