The moment this happens, it could cut taxes for cannabis operators, which includes IIPR tenants, which would also help improve overall cash flow.&rdquo;</p>



<h2><strong>Trulieve Cannabis (<strong>TCNNF</strong>)</strong></h2>

<p>That would be big news for TCNNF. Plus, as noted by ClickOrlando.com, &ldquo;According to campaign finance data from the Florida Division of Elections, Trulieve almost solely funded the $40 million dollars spent to help push the initiative.&rdquo;</p>

<p>Investor sentiment behind <a href="https://investorplace.com/industries/healthcare/cannabis/">cannabis stocks</a> has swung wildly over the past several years. It always seems to be a case of weighing the opportunity for further legalization against the fundamental realities of the sector. Years ago, when the sector opened up, sentiment was sky high. More recently, as profitability remains elusive, sentiment has waned.</p>



<p>Further legalization will open up new avenues for revenue generation which will, in turn, bring firms closer to profitability. Profitability will be the paramount factor for investors overall.</p>



<p>Very few cannabis stocks have managed to reach profitability despite a patchwork of legality. Firms can operate in multiple states and in Canada. Yet, profitability remains elusive.</p>



<p>Despite overarching issues, the firms discussed below have managed to operate effectively in the difficult sector. Let&rsquo;s take a look at three of those cannabis stocks that represent sensible investments.</p>



<h2>Green Thumb Industries (GTBIF)</h2>

It is the rare exception to the rule that cannabis firms are unprofitable.</p>



<p>Green Thumb Industries<a href="https://investors.gtigrows.com/investors/news-and-events/press-releases/press-release-details/2024/Green-Thumb-Industries-Reports-Fourth-Quarter-and-Full-Year-2023-Results/default.aspx"> reported a GAAP net income of $36 million in 2023</a>. The company managed to eke out that profit on $1.1 billion in revenues. The company sells various cannabis consumer packaged goods while also operating dispensaries.&nbsp;</p>



<p>Again, Green Thumb Industries is a rarity within the cannabis industry, as profitability is very difficult to find. It&rsquo;s also very common to see losses extending into the hundreds of millions of dollars from well-known cannabis names.</p>



<p>Those strong operations are not the only positive news coming out of the firm. Green Thumb Industries announced that it is initiating a $50 million increase in its share repurchase program, boosting the total value to $60 million.&nbsp;</p>



<p>It&rsquo;s very clear that the company&rsquo;s shares are among the very best investments in the cannabis industry.</p>



<h2>Innovative Industrial Properties (IIPR)</h2>

After all, commercial real estate is in the dumps.</p>



<p>However, the commercial mortgage rate provides financing to the cannabis industry. The cannabis industry is expected to grow, while general REITs are expected to shrink. Office space is not hot, nor is it expected to improve. The cannabis sector however is expected to grow.</p>



<p>Innovative industrial properties is also relatively stable given that its dividend has <a href="https://www.gurufocus.com/stock/IIPR/dividend">not been reduced since 2017</a>. Meanwhile, many other commercial REITs have reduced their dividends recently as the sector falters.</p>



<p>That dividend currently yields 7.7%. Investors might be worried to learn that the stock has an associated payout ratio of 1.25. However, payout ratios above one are common in REITs. Funds from operations are a more accurate measure by which to judge the strength of a given REIT. Fortunately, Innovative Industrial Properties&rsquo; FFO was $2.07 during the most recent quarter, besting expectations of $2.02.&nbsp;</p>



<h2>Cronos Group (CRON)</h2>

Like so many other cannabis firms, Cronos continues to produce losses.</p>



<p>However, Cronos is clearly headed in the right direction and firmly understands that profitability is the primary method by which it will succeed.<a href="https://ir.curaleaf.com/2024-03-06-Curaleaf-Reports-Fourth-Quarter-and-Full-Year-Ended-2023-Results"> Net losses are narrowing while gross profits are increasing</a>. That&rsquo;s a perfect recipe for a path from net losses to net income at some point in the future.</p>



<p>Overall, revenues are essentially flat across much of the cannabis sector. Top-line growth is difficult to come by and Cronos has certainly fallen in line with that trend. Fourth quarter revenues increased by 1%. Meanwhile, gross profit margins and gross profit overall both increased.&nbsp;</p>



<p>During that same time frame net losses declined from above $157 million to below $58 million. If the company continues this trajectory it isn&rsquo;t irrational to consider that it may escape penny stock status in the future.</p>

<p>On April 18, FOR reported earnings for the&nbsp;<a href="https://investor.forestar.com/forestar-reports-fiscal-2024-second-quarter-results/" target="_blank">second quarter of fiscal year 2024</a>, which stated that total revenue increased by 11% and net income rose by approximately 67% compared to the previous year. Also, within the same time period, the number of residential lots sold increased by 10%. Forestar&rsquo;s outlook for the fiscal year 2024 anticipates that it will sell roughly 15,000 residential lots.</p>



<p>Over the past year, its share price has increased by 75%, which has been due to the projected increase in new home construction, especially with the forecasted drop in mortgage rates.</p>



<p>Forestar is a great pick for investors seeking exposure to real estate. It offers strong growth prospects in 2024 and has beaten recent analyst predictions for earnings for fiscal year 2024 so far. It&rsquo;s a strong buy opportunity that is still trading at a fair valuation.</p>

It operates over 100 facilities located in 19 states.</p>



<p>It&rsquo;s a company that has experienced a resurgence in investor interest and profitably followed a large downtrend in its share price during 2022. During this time, IIPR was experiencing issues&nbsp;<a target="_blank" href="https://www.fool.com/investing/2022/07/12/why-innovative-industrial-properties-stock-is-down/">regarding delinquent tenants</a>, leading to investors&rsquo; uncertainty regarding the future of IIPR.</p>



<p>Since then, especially in 2024, IIPR has corrected its glaring tenant issues. And with new industry regulations,&nbsp;<a target="_blank" href="https://seekingalpha.com/article/4682956-innovative-industrial-properties-attractive-ahead-of-bullish-catalysts">IIPR re-leasing capabilities</a>&nbsp;have become a much more straightforward process.</p>



<p>One of the main draws for investors is its solid and consistent dividend yield of approximately 7.54% on an annual basis.</p>



<p>On February 26, IIPR reported earnings for the&nbsp;<a href="https://investors.innovativeindustrialproperties.com/press-releases/2024/02-26-2024-214913474" target="_blank">fourth quarter full year 2023</a>, stating that total revenue increased by 12% and net income remained practically unchanged from the prior year.</p>



<p>Over this past year, its share price has grown by 44% and offers investors promising growth prospects within a developing segment of the real estate industry.</p>



<h2>Top Real Estate Stocks: VICI Properties (VICI)</h2>

<p>Over this past year, its share price has fallen by 14%, partly due to&nbsp;<a target="_blank" href="https://seekingalpha.com/article/4681261-buy-vici-properties-dip-potential-gains-ahead">lower-than-expected guidance for fiscal year 2024</a>. However, the selloff may be overblown, and investors have a unique opportunity to purchase shares at a reduced price.</p>



<p>On February 22, VICI Properties announced its&nbsp;<a href="https://investors.viciproperties.com/news/news-details/2024/VICI-Properties-Inc.-Announces-Fourth-Quarter-and-Full-Year-2023-Results/default.aspx" target="_blank">fourth quarter full-year earnings results</a>, which stated that total revenue increased by 21% and net income rose by 24%.</p>



<p>VICI Properties also supplies investors with a decent dividend yield of 5.83% on an annual basis. Its most recent quarterly dividend amounted to forty-two cents per share.</p>



<p>Even with investors somewhat weary of its projected guidance for 2024, its fourth-quarter earnings result beat analyst expectations for both revenue and earnings per share. Due to its being oversold, it now offers investors a fantastic entry point for a robust and stable REIT.</p>

With a focus on financially stable, multi-state cannabis operators, IIPR has established its position as a top real estate investment trust (<span>REIT</span>) in the cannabis niche. Its structure has enabled the REIT to become one of the handful of companies in its industry that are generating profits. Moreover, it focuses on long-term, triple-net leases, ensuring stable cash flows for its business.</p>



<p>Its fundamentals have been excellent over the past several years, with its 5-year average funds-from-operation growth at an impressive 46%. Though its AFFO has slowed down substantially in the past couple of years, it&rsquo;s still ticking head and shoulders above the market. More importantly for its investors, it has paid a growing dividend <a href="https://seekingalpha.com/symbol/IIPR/dividends/scorecard">over the past six years, yielding over 7.50%</a>. <p>Furthermore, its management has emphatically revised its forward earnings guidance upwards. It now expects core earnings growth of 10% to 11% for fiscal 2024, up from the previously forecasted 8% to 9%.</p>

It offers a substantial portfolio of over 100 properties in 19 states.</p>



<p>Over the past year, its share price has increased rapidly by 52% due to&nbsp;a number of&nbsp;factors, including a strong dividend, increased revenue growth, and a focus on resolving tenant issues.</p>



<p>IIPR&rsquo;s dividend currently stands at approximately 7.41% on an annual basis, having increased for six consecutive years. Its latest quarterly dividend was one dollar eighty-two cents, paid out to investors on April 15. IIPR offers such a great dividend mainly because, as a real estate investment trust (<a href="https://investorplace.com/stock-quotes/reit-stock-quote/"><strong>REIT</strong></a>), it&nbsp;is required&nbsp;to distribute 90% of its taxable income to investors, primarily in the form of dividends.</p>



<p>On February 26, IIPR announced its&nbsp;<a href="https://investors.innovativeindustrialproperties.com/press-releases/2024/02-26-2024-214913474" target="_blank">earnings for the fourth quarter of the full year 2023</a>, stating that total revenue increased by 12% and net income remained practically unchanged compared to the previous year.</p>



<p>In the past, issues regarding delinquent tenants in 2023 plagued IIPR, which caused investors to flee the company due to its uncertain outlook. However, with its renewed focus on eliminating this issue, IIPR is now at a point where it is collecting 100% of total rent, which has&nbsp;greatly&nbsp;improved investors&rsquo; interest.</p>



<p>IIPR is a solid stock with&nbsp;an abundance of positive traits that&nbsp;investors look for.&nbsp;Its&nbsp;very low&nbsp;average volume is surprising.</p>



<h2>VitTra (VTSI)</h2>

<p>Its latest earnings reports positively surprised investors, and its stock price surged by nearly 40% directly following the report. On April 1,&nbsp;its&nbsp;<a href="https://www.virtra.com/virtra-reports-fourth-quarter-and-full-year-2023-financial-results/" target="_blank">fourth quarter full-year 2023</a>&nbsp;earnings were released, stating that total revenue increased by 17%, and net income grew by more than fourfold compared to the previous year.</p>



<p>It has also received a decent&nbsp;<a href="https://seekingalpha.com/news/4090937-virtra-wins-59m-prototype-contract-from-us-army-ivas-prime-contractor-microsoft" target="_blank">contract worth approximately $6 million</a>&nbsp;to provide the U.S. Army with a visual augmentation program.&nbsp;<strong>Microsoft</strong>&nbsp;(NASDAQ:<a href="https://investorplace.com/stock-quotes/msft-stock-quote/"><strong>MSFT</strong></a>) is the main contractor.</p>



<p>VirTra is an impressive company whose share price has increased by nearly 150% in the last year. It deserves&nbsp;much greater&nbsp;attention from investors and is trading at a considerably decent value.</p>



<h2>Blue Bird (BLBD)</h2>

<p>One this past year, its share price has nearly doubled primarily due to an improvement in overall profitability.&nbsp;</p>



<p>Its most recent earnings release&nbsp;<a href="https://seekingalpha.com/news/4064176-blue-bird-non-gaap-eps-of-0_91-beats-0_58-revenue-of-317_7m-beats-42_57m" target="_blank">beat analysts&rsquo; expectations</a>&nbsp;for revenue and earnings per share. On Febrary 7, Blue Bird reported earnings for the&nbsp;<a href="https://investors.blue-bird.com/news-financial-reporting/press-releases/news-details/2024/Blue-Bird-Reports-Fiscal-2024-FirstQuarter-Record-Results-Raises-2024-Guidance/default.aspx" target="_blank">first quarter of fiscal year 2024</a>, which stated that total revenue increased by 35% year-over-year.&nbsp;A net loss was reported&nbsp;for Q1 FY 2023 of $11 million, and for Q1 FY 2024, that grew to a net income of $26 million. And total unit sales also increased by 8% year-over-year.</p>



<p>Blue Bird improved its earnings guidance for fiscal year 2024 in its latest revision, which stated that total revenue&nbsp;is expected&nbsp;to be between $1.15 and $1.25 billion.</p>



<p>Blue Bird is&nbsp;a great&nbsp;company with&nbsp;strong&nbsp;earnings potential,&nbsp;especially&nbsp;since average unit prices have increased by over 25% and seals continue to grow year-over-year. It&rsquo;s a stock with low volume but impressive potential.</p>

3 Obscure Stocks That Could Revolutionize Your Returns

<p>Sleeper stocks to buy &ndash; based on Nasdaq.com&rsquo;s <a href="https://www.nasdaq.com/glossary/s/sleeper">glossary</a> &ndash; represent securities that offer significant price appreciation potential once its fundamentals have been recognized. That could cover a lot of enterprises so I decided to narrow down the list.</p>



<p>Using TipRanks&rsquo; <a href="https://www.tipranks.com/screener/stocks">Stock Screener</a>, I filtered for ideas that benefit from a series of strong quantitative attributes but simultaneously carry analyst consensus hold ratings. In other words, these are ideas that, by the numbers, should benefit from Wall Street&rsquo;s spotlight. Instead, they&rsquo;re languishing in the background.</p>



<p>Typically, though, the fundamentals find a way of rising to the top. With that, below are compelling sleeper stocks to buy.</p>



<h2>GSK (GSK)</h2>

It enjoys <a href="https://www.gurufocus.com/stock/GSK/summary?search=gsk">stellar operational stats</a>, with margins across the board ranking in the upper echelon. Further, the company&rsquo;s return on equity (ROE) clocks in at 40%, better than 96.5% of the drug manufacturing industry.</p>



<p>Despite the enviable attributes, analysts rate shares a <a href="https://www.tipranks.com/stocks/gsk">consensus hold</a> with no price target listed. Further, the most recent individual rating was a &ldquo;sell&rdquo; from Bank of America. That&rsquo;s not exactly an encouraging dynamic. Nevertheless, GSK could be one of the sleeper stocks to buy.</p>



<p>For one thing, outside of a miss in the fourth quarter last year, GSK has consistently beaten its bottom-line targets for fiscal 2023. Even with the aforementioned miss, the average quarterly surprise comes out to 7.08%.</p>



<p>For the current fiscal year, covering experts believe revenue can reach $39.31 billion, up 4.2% from last year&rsquo;s haul of $37.7 billion. Combined with a 3.53% forward annual dividend yield, GSK brings a balanced investment to the table.</p>



<h2>Dominion Energy (D)</h2>

Most of the business involves the generation, transmission and distribution of regulated electricity to millions of residential, commercial, industrial and government customers in Virginia, North Carolina and South Carolina. It also is involved in nonregulated long-term contracted renewable electric generation.</p>



<p>Analysts don&rsquo;t care for Dominion, let me just put it out there. Not only do they rate shares a hold, but the <a href="https://www.tipranks.com/stocks/d/forecast">average price target sits at $48.38</a>, implying downside risk. Still, what I appreciate about Dominion is that as a utility player, it enjoys a natural monopoly. Would-be competitors don&rsquo;t even bother due to the entrenchment of the old guard.</p>



<p>What&rsquo;s also really interesting is that analysts believe that the company can post revenue of $16.3 billion by the end of fiscal 2024. If so, that would be up 13.3% from last year&rsquo;s tally of $14.39 billion. Further, the most optimistic sales target calls for $19.87 billion. D stock could be worth a rethink regarding sleeper stocks to buy.</p>



<h2>Innovative Industrial Properties (IIPR)</h2>

Cannabis Stocks"><div>Source: Shutterstock </div></div><p>Structured as a real estate investment trust or REIT, <strong>Innovative Industrial Properties</strong> (NYSE:<a href="https://investorplace.com/stock-quotes/iipr-stock-quote/"><strong>IIPR</strong></a>) makes for an interesting case for sleeper stocks to buy. <a href="https://innovativeindustrialproperties.com">Per its website</a>, Innovative Industrial is the leading provider of real estate capital for the regulated cannabis industry. It also features a broad portfolio of real estate leased to state-licensed cannabis operators.</p>



<p>Increasingly, the American public has <a href="https://investorplace.com/2024/03/why-does-canopy-growth-cgc-stock-keep-climbing-this-week/">gravitated toward federal legalization of marijuana</a>. That&rsquo;s a far cry from generations ago when the much-maligned plant represented a gateway to other nefarious activities. Also, cannabis could be a major issue in the upcoming presidential election. With the Republicans running a law-and-order message, the Democrats potentially have an opening with prospective voters.</p>



<p>Fundamentally, IIPR could rise from broader cannabis acceptance, especially amid <a href="https://www.nbcnews.com/politics/joe-biden/biden-administration-plans-reclassify-marijuana-easing-restrictions-na-rcna149424">the latest rescheduling news</a>. For a while, the Wall Street suits were skeptical but this dynamic may now shift quite dramatically. Analysts on paper are anticipating earnings per share to reach $5.93 on sales of $321.48 million for this fiscal year. That&rsquo;s up from last year&rsquo;s results of $5.77 EPS on revenue of $309.51 million.</p>



<p>However, the latest rumblings may change everything. IIPR is one of the sleeper stocks but the market is waking up to it.</p>



<h2>Organon (OGN)</h2>

Its portfolio consists of various products such as contraception and fertility brands. It also provides therapeutics addressing conditions such as <a href="https://finance.yahoo.com/quote/OGN/">uterine bleeding and hypertension</a>.</p>



<p>Fundamentally, OGN makes a case for sleeper stocks to buy due to the projected growth in the global women&rsquo;s health market. Per Grand View Research, this sector <a href="https://www.grandviewresearch.com/industry-analysis/womens-health-market">reached a valuation of $44.36 billion</a> last year. By 2030, the sector could expand to $67.07 billion, representing a compound annual growth rate of 5.7%.</p>



<p>For the current fiscal year, analysts anticipate EPS to reach $4.26 on revenue of $6.37 billion. Last year, the company posted EPS of $4.14 on sales of $6.26 billion. Organon also pays a forward dividend yield of 5.93%, which must be factored into the equation.</p>



<p>Lastly, shares are undervalued, trading at only 4.65X trailing-year earnings and only 0.77X trailing-year revenue. For a reliable idea, OGN may be one of the sleeper stocks to buy.</p>



<h2>Affirm (AFRM)</h2>

<p>Fundamentally, the case of AFRM representing one of the sleeper stocks to buy comes down to the <a href="https://www.bankrate.com/loans/personal-loans/buy-now-pay-later-survey/#:~:text=Over%20half%20of%20millennials%20have%20used%20BNPL%20services%2C%20compared%20to,saying%20they've%20used%20it.">addressable market</a>. Per Bankrate, &ldquo;[o]ver half of millennials have used BNPL services, compared to 1 in 4 boomers. Unsurprisingly, buy now, pay later is more widely adopted among younger Americans, with 55 percent of millennials and 51 percent of Gen Zers saying they&rsquo;ve used it.&rdquo;</p>



<p>Even better, analysts anticipate big growth for Affirm in fiscal 2024, targeting revenue of $2.21 billion. If so, that would come out to a 39.2% increase from last year&rsquo;s print of $1.59 billion. In the following year, covering experts anticipate sales of $2.67 billion, up 20.9% from projected 2024 sales.</p>



<p>It&rsquo;s a risky argument given the pressures of the consumer economy. Still, if you want to speculate, AFRM could be an intriguing idea.</p>



<h2>Kaiser Aluminum (KALU)</h2>

Together with its subsidiaries, Kaiser &ndash; <a href="https://finance.yahoo.com/quote/KALU/profile">according to its public profile</a> &ndash; engages in the manufacture and sale of semi-fabricated specialty aluminum mill products in the U.S. and internationally. Its main industries are aerospace and defense, aluminum beverage and food packaging and automotive.</p>



<p>Like Affirm, Kaiser &ndash; while obviously working in a completely different industry &ndash; is highly dependent on the consumer economy. While broader geopolitical considerations may drive the defense sector, other industries which Kaiser serves, such as automotive, require consumer confidence. That&rsquo;s what makes KALU ambiguous and that&rsquo;s reflected in recent volatility.</p>



<p>However, it&rsquo;s also fair to point out that while fiscal 2024 may be a wash in terms of growth, fiscal 2025 could be a different story. That&rsquo;s when analysts are projecting revenue to reach $3.4 billion, up 9.4% from projected 2024 sales of $3.1 billion.</p>



<p>At the same time, EPS could skyrocket to $7.53. If so, KALU could be a surprising idea among sleeper stocks to buy.</p>



<h2>Sunoco (SUN)</h2>

It&rsquo;s the former category &ndash; the downstream business &ndash; that could be quite enticing.</p>



<p>Yes, Sunoco has been choppy recently. With uncertainty clouding the economic landscape, energy demand has a question mark around it. However, such inquiries should fade soon. Cynically speaking, the world continues to run on oil. Further, the fallout in the electric vehicle space means that people are still overwhelmingly dependent on petroleum products.</p>



<p>It&rsquo;s interesting that for fiscal 2024, analysts see Sunoco generating EPS of $6.21. That&rsquo;s a dramatic lift from last year&rsquo;s EPS of $3.65. Given the geopolitical backdrop and the possible pressures to supply, the projected profitability spike isn&rsquo;t surprising.</p>



<p>However, revenue could also rise, especially if laid-off workers start job hunting. Further, a gradual fading of work-from-home privileges could lift demand. Thus, the trailing-year sales multiple of 0.21X is very low.</p>
