Gladstone Land Corp is an externally-managed, agricultural REIT. It is mainly in the business of owning and leasing farmland. It manages operations in one reporting segment. It is focused on the ownership of high-quality farms and farm-related properties that are leased on a triple-net basis to tenants with a good operating history and deep farming resources. The farmland is predominantly concentrated in locations where farmers are able to grow either fresh produce annual row crops (e.g., certain berries and vegetables), which are typically planted and harvested annually, or certain permanent crops (e.g., almonds, blueberries, pistachios, and wine grapes). To a much lesser extent, it also own farms that grow certain commodity crops (e.g., corn and beans).

Gladstone Land Announces Retirement Of COO Terry Lee Brubaker

<a href="https://pr.report/2qp7">Gladstone Land Corporation</a> (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/LAND#NASDAQ">LAND</a>) (the "Company") announced that Executive Vice President (West Coast Operations), Bill Reiman, continues to lead the Company's strategic review and assessment of its permanent cropland portfolio. Mr. Reiman has been a member of the Company's acquisition and portfolio management team since 2013 and is a fifth-generation farmer, most recently serving as Chairman of the California Strawberry Commission and the Ventura County Agricultural Association.
As the Company has noted in recent press releases and earnings calls, prices of certain permanent crops have experienced a downturn over the last 12-18 months, including, but not limited to, almonds, pistachios, and grapes, that, when combined with increased input and borrowing costs, has reduced farm margins significantly. In addition, farmland planted to permanent crops have trees, vines, or bushes that must be maintained throughout the year, leading to additional year-round costs being incurred by the farmer or landowner. Since the Company continues to pay monthly dividends, the timing and volatility of the expenses and revenues associated with permanent crops makes it more difficult to plan for monthly dividends.
As a result, the Company continues to explore its options with certain of these permanent crop farms. Such options may include entering into new leases at decreased fixed base rental rates in exchange for increasing the participation rent component, looking at joint ventures with growers, or selling certain properties on the open market or at auctions. Should the Company sell any of its assets, uses of proceeds may include investing in new assets that the Company expects would generate more steady income and reduce overall portfolio risk or paying off debt as it matures.

The Mortgage Bankers Association has reported Wednesday that the average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($766,550 or less) dropped by 5 basis points to 6.62% for the week ending July 19, 2024. 
This marks the lowest borrowing cost for home purchases since early February 2024.
Despite the decline in mortgage rates, long-term Treasury yields remained stable last week. The 30-year Treasury yield has held steady between 4.20% and 4.25% over the past week.
Market expectations for a 25 basis point rate cut in September hover at 100%, remaining unchanged from the previous week, according to the CME FedWatch Tool. 
<h3 class="wp-block-heading">Bumpy demand for mortgages</h3>
Despite the decline in mortgage rates, mortgage demand has shown some setbacks. While the <a href="https://www.benzinga.com/real-estate/reit/24/07/39816656/fed-rate-cut-expectations-drop-mortgage-rates-to-4-month-lows-surge-in-new-applications-refinanc">previous week&#8217;s drop in mortgage rates </a>spurred a sharp rise in new mortgage and refinancing applications, these trends were more subdued last week.
Mortgage applications fell by 2.2% week-over-week, while the refinance index edged up by 0.3% to 614.9, hitting the highest level since mid-August 2022.
On Tuesday, the National Association of Realtors reported a significant 5.4% decline in existing home sales for June. This drop is likely due to rising buyer apprehensions as median home prices reach new all-time highs. 
Jeffrey Roach, chief economist for LPL Financial, commented on the situation, stating, &#8220;The low supply of homes and high interest rates have depressed affordability to near-term lows. Because of the tight supply of homes available for sale, median prices continue to rise. We should not expect this dynamic to improve until mortgage rates drop and supply increases.&#8221;

The Vanguard Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/VNQ#NYSE">VNQ</a>) was flat during the premarket trading session on Wednesday, following a 1% rise on Tuesday.
The SPDR Homebuilders ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/XHB#NYSE">XHB</a>) fell 0.5% at the time of this writing, while the VanEck Mortgage REIT Income ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/MORT#NYSE">MORT</a>) rose 0.5%.

The company announced on Tuesday that it would pay shareholders a monthly dividend of 4.65 cents per share. On Monday, Gladstone Land will go ex-dividend, meaning the stock will trade lower to reflect that payout. In other words, the stock will likely open 4.65 cents lower than it would have opened on any other day.
In order to be eligible to receive a company's dividend, shareholders must own the stock prior to the ex-dividend date—in this case, Monday. Shareholders who own LAND as of the end of Friday's session are eligible to receive the 4.65 cents dividend payout for every share that they own. 
According to the company, this dividend will be paid out to shareholders on January 31, 2024. Investors will then be able to either reinvest those dividends back into the stock or use the payment in some other way.
