The estate borders Combs' property, which hit the market this week for $61 million.
However, sources told TMZ that Lopez is hoping to secure a deal for significantly less, somewhere between $30 million and $39 million. The current asking price is $55 million.
The 30,000-square-foot mansion is in a prestigious neighborhood, with famous neighbors like Tom Ford, Sean Parker and Jimmy Iovine.

The Azria Estate was once owned by the late fashion mogul Max Azria, who created the BCBG brand. The 14-bedroom house sits on three acres and has an infinity pool, guesthouse, in-home theater, game room and sauna.
Earlier this year, billionaire investor Ron Burkle won the estate at auction for $30 million, but the deal has been stalled because of a lawsuit filed by Azria's widow, Lubov, alleging a contract breach.
Despite the legal complications, Lopez has shown interest in the property. She has reportedly taken multiple tours in recent weeks and is now negotiating with both Burkle and Lubov Azria in hopes of acquiring the estate.

It would be a significant bargain if Lopez can secure the estate for her target price. The estate, originally listed for $85 million in 2021, was once one of Los Angeles' most expensive properties.
